Comparable # Idaho Dr, Kenner La  4-Plex  1,128 sq. ft  2 bed  2 bath Rent Price = $900  $100/sq ft = $451,200  Yearly income = $43,200  Pay off investment = 10.5 years

Comparable # Tennessee St, Kenner La  4-Plex  1,100 sq. ft  2 bed  1 full bath  1 half bath Rent Price = $850  $ 100/sq ft = $440,000  Yearly income = $40,800  Pay off investment = 11 years

My Complex  4-Plex  912 sq. ft  2 bed  1 full bath Rent Price = $1000  $ 100/sq ft = $364,800  Yearly income = $48,000  Pay off investment = 7.5 years  For this project each unit will consist of two bedrooms, one bath, a kitchen, living room, and dining room.  Without going into details of the finishes we can expect each unit to see anywhere between $900 to $1050 per month.  This is considering it is new construction and a highly desirable area.
