General Tips = Time Saved Always click “Save” as this is an internet-based program Start by filling out the “Parent Contract” first in order to auto populate as much information as possible Use the “Quick Start” feature when adding a new transaction Use “Double-ended Side Contract” feature Use the “Save Time!” button to auto populate info. from listing agreement in the system Use Agent/Title/Lender/Water Company databases

General Tips = Ease of Use Changes are Live No need to resend documents you have altered; just have your clients refresh the page After contract has been signed/locked and changes are made just use the “Copy/duplicate locked contracts” feature and resend You can sync Outlook calendar with deadlines or customize email reminders of contract deadlines Utilize ‘Notes’ section as virtual sticky notes to yourself Change Transaction Status to clear/organize main page by hitting “Update status” At end of transaction save all docs to a CD, flash drive, or onto your computer as zip file for your records and/or to give to your client No need to hold onto hard copies! For a listing, if a deal falls through use the “Re-create disclosures with only Seller’s signatures” button- no need to re-write

Helpful Tips and Tricks If you want your photo to appear in emails through eContracts hit “Upload Photo” in utilities Do a test email to yourself; if the photo is too big just email it to customer support and they will re-size it for you Use the “Print all PDF” button to print so you do not have to manually print individual docs (you will be prompted for which one’s you’d like to print) Always place offers as a PDF in docs management- just in case the other agent hides or deletes it so that you would still have a record You can click on any date in your Contract Calendar and add items; such as when the inspection is scheduled or reminder to buy closing gift for client; you can control if they appear to others or not

Troubleshooting Allow pop-ups for the site Do not forward “signature notification” emails to other agent If your client does not see the signature box- they just need to update Flash Player If clients are not getting emails sent change the way they appear (in utilities) If page doesn’t load properly, refresh the page If have problems while using Internet Explorer, close the window and try in a new window or try another browser If a counter or amend/extend modifies contract dates be sure to hit “Update contract deadlines” Put password protection on “Seller’s alternative resolution” so buyer’s agent and buyers cannot see until negotiation complete If you get frustrated call or email Customer Support

The Proper Way: Integration/Marrying Buyer’s agent searches for a listing agreement written in eContracts by clicking the “Save Time” button The Buyer’s agent writes their contract and clicks “Email contracts here” and sends the contract to the listing agent At the bottom of the page “Offer sent to eContracts agent” will appear (that is how you know you are integrated) The Buyer’s agent can now send contracts/docs directly to sellers (you will see gold-ish tint page icon) Be sure not to confuse this with Co-Lister or Team Member features (to protect the integrity of documents) You can always change/add docs accessible to other agent

Things to Note We have a new Contract Checklist It is located in the Intranet tab under Realty Innovations under the Transaction Checklists button Note: You cannot modify this document then save; you must fill out what you can then print (then manually fill in the rest) or fill it in all at once then print it You could easily fill it out page by page as well (i.e. begin with the listing checklist and just fill out and print page 2) This was designed to help keep you organized and put all your transaction information accessibly on one page while providing you with document requirements as reference Feel free to offer constructive criticism or ideas on how to make it better
