Commercial Office Building BY: JOHNATHON ESSEX & ASHLEIGH REYNOLDS ET 493: SENIOR DESIGN SPRING 2016 INSTRUCTOR: DR. CRIS KOUTSOUGERAS ADVISOR: MR. RODE’

Purpose The purpose of our project is to utilize everything we have learned in the Construction Engineering Technology Program to design and develop an office building from the ground up. This includes pre-construction plans and drawings and will progress into a fully completed project that mimics the real-world phases of construction.

This Semester’s Deliverables Pick a site location Develop the preliminary floor plan Develop the elevation drawings Research/establish the building codes Begin the preliminary building estimates

Preliminary Site Assessment The site is 56,628 sq. ft. or appx. 1.3 acres. There is right of way access from Old Jefferson Hwy. The property is not located in a flood zone. Local commercial property values range from $47,000 per acre to $178,000 per acre. Three of the four property lines are shared with previously developed lots so Ascension Parish utility and water hookup permits should be relatively easy to obtain.

Site Location Located at Old Jefferson Hwy. and Hwy. 42 in Prairieville Ideal for an office building

Office Building This is a one story office building The building is 4720 sq. ft. The buildings foundation will be a concrete slab and the frame will be 2x4 stud. These preliminary drawings will be used to develop a materials take-off list and to produce a rough estimate for construction to submit in the bid package next semester. A economic feasibility assessment will also be produced from this preliminary site plan and building drawings. We plan to perform Leadership in Energy and Environmental Design (LEED) research next semester.

Building Codes ANSI/NFPA 101 Life Safety Codes Book New Commercial Construction Codes Covered General Requirements Means of Egress Fire Protection Special Provisions Building Services A separate report detailing all Ascension Parish compliant building codes used will be submitted with the final paperwork.

Preliminary Cost Analysis/EFA Cost of property is $106,000. Cost of construction is $377,600 @ $80.00 per sq./ft. Total amount financed is $433,600 after a $50,000 down payment. Loan terms roughly 3% interest for 15 years. Monthly payment of $2,994.36. $5,000 per month rent Benefit/Cost $60,000/$35,932.32 = $1.67 earned for each dollar spent. *All above financing information is subject to change.

Conclusion The site plan and preliminary floor plan together will allow for a complete bid package to be produced and for the accurate and efficient development of a polished final project next semester. With this foundation, we hope to provide a real-world example of a finely tuned completed project that could pass as executed by any professional construction company.
