A/C Units in Front Windows. Piñon Ranch HOA Newsletter – April 2016 *COVENANTS* The board carries the responsibility to enforce covenants for the benefit of our entire community. Issues that typically need special attention include: (THESE ARE JUST A HANDFUL, IT’S EACH HOMEOWNERS RESPONSIBILITY TO KNOW THE COVENANTS) Fences, Decks and our Homes Exterior Paint need to be maintained. 2. Grass is to be Weed Free and Green. 3. Gravel / rock areas need to be weed free - The HOA sent to many Letters in ref to this. Recommended weed control / prevention steps steps: pre-emergent Roundup or other chemical herbicide or more environmental friendly ways such as vinegar http://www.agardenforthehouse.com/2011/06/got-weeds-use-vinegar-not-roundup/ 4. Edging of your sidewalk grass. 5. Garbage Cans, Bikes, Tools etc., need to be stored in the Garage. 6. Resident /Renter vehicles are to be either parked in the garage or on our driveways overnight. See Bylaws for details…. A/C Units in Front Windows. The HOA will be sending violation letters starting on June 1st for any homeowner with an A/C until in the front window. Covenant Notifications, with a focus on the above, will be sent as needed. Thank you for your attention to these matters in advance. Remember: before you build that deck, improve your landscaping or change the color of your house, fence or roof, written approval from the HOA is necessary. Note: a complete of list of exterior or landscape improvements needing HOA approval is listed in the covenants See: Section 1.4    Improvements and Section 1.15           Landscaping. The covenants and bylaws can be found at : www.pinonranchhoa.com You will need to submit your proposed color samples for the house, trim, doors and / or fence and / or roof to the HOA board for approval via either email or US Mail at our address(s) listed below. Also include a current (before) color photo of your house (that shows the whole house, so we can see how the proposed color samples look with the brick, roof, and fence if you have one). More details on what is required see ARTICLE 6 ARCHITECTURAL CONTROL AND LIVING ENVIRONMENT STANDARDS of the of the covenants. The board has 30 days to evaluate any proposal, provided that you have submitted enough information, so the board can make a responsible informed decision. Vehicles need to parked in the driveways, or garage and not in the landscaped areas or on the rocks. Please spend time understanding the covenants and bylaws.
