10 FY 2013-2014 Dues  Annual Dues: $144 upcoming fiscal year Fiscal Year: July 1, 2013 to June 30, 2014  Payment schedule is as follows: May 15th dues notice are mailed to homeowners June 15th payment is due to HOA Treasurer July 31st is the final cutoff day we will except payment before a late fee is assessed (Late fees are $10.00)  Please notify the treasurer by June 1st if you have not received a dues notice * Note: Not receiving bill by mail does not relieve your payment responsibilities. 10

11 State of the HOA  Architectural Fences  2 requested and approved  1 request to raise an existing fence above 6 foot limit was disapproved Decks (3 requested and approved) Front Portico (1 requested and approved) Sheds (2 requested and approved) Pools (1 requested and approved)  Dues 30% homes are past due  Board members will be contacting those homeowners. 11

12 2012 Accomplishments  Board Member Dave Bryner was elected to full 3-year BOD term  Completed long-term common area development plan Playground Phase 2 was completed Installed rail fence at common area Planted Cleveland Pear Trees Installed Bike Racks Grading and Reseeding Need new photo 12

19 Homeowners Responsibilities  Be a good neighbor  Keep home and surrounding area clean and free of debris/clutter  Pick up after your animals (use leash for walks)  Keep grass neatly trimmed (both sides of sidewalk)  Respect your neighbors and their property  Notify the BOD of any violations or nuisances you are unable to resolve  Check the website for news and updates  Police yourself and be familiar with the covenants and restrictions of Greenbrier (e.g. No storing of RVs and boats.)  Get approval BEFORE you build (fence, deck, addition, shed, and etc.) 19
