Willow Grove Mill is comprised of 587 homes 342 Single Family Homes 245 Townhomes We are among the 6 largest communities in Middletown, all of which have homeowner’s associations The average annual assessment in these communities ranges from $75-$100 and primarily cover expenses to enforce deed restrictions, conduct architectural review and support various beautification projects Bylaws and deed restrictions in these communities follow a standardized framework that is shared among many communities across New Castle County.

Enforcement of deed restrictions Architectural Review Maintenance and replacement of trees along curbs and sidewalk and property lines Maintenance and replacement of sidewalks and curbs along property lines Clearing of snow from driveways, parking lots and curbs and sidewalks and public/private mailboxes Improvements to entry signs, landscaping and lighting Streets - plowing, sweeping, repair of streets Water/Sewer maintenance w/in right of way Primary/Secondary electric and street lights Storm water management facility maintenance Mowing of open space grass Maintenance and repair of landscaping in open spaces and storm water facilities Maintenance of open space equipment (play structures and benches) WGM HOA and/or Residents Town of Middletown

Centralized representative on impacts from local development Mayor & Council Meetings, Planning & Zoning Meetings DELDOT Workshops Partnership with Town of Middletown Centralized liaison for Maintenance (nuisance properties, grass cutting, etc.) Work with MPD to monitor crime and enhance public safety Representation on the Middletown Public Safety Commission Architectural Review/Deed Restrictions/Code Violations Review/approve all building permits and other material modifications to homes Respond to complaints/violations of any restrictions including boats, trailers, abandoned vehicles, abandoned properties, property maintenance Annual Assessment of Dues Event Coordination and Planning Community garage/yard sales Community clean up days and other events (Halloween parades, Easter egg hunts, holiday light contests
