Jumeirah beach residence Sector over view Located between sector 1 and Al Fattan hotel

Jumeirah beach residence sector 3 7 towers ranging from 30 floors high to 52 floors high 5 level podium out of which 3 levels are car parking MEP plant rooms in basement, mid-level(s) and roof.

Fresh air system FAHU are located in plant rooms. Fresh air intake through sand trap louvers Fresh air supply to apartments and lobbies

Fan coil units Fan coil units are provided with filters, cooling coil and fan Air distribution with ducting and grilles and diffusers

Fan coil units Thermostat are provided with temperature and speed control.

Dx system MDF rooms in the grade level have been provided with DX system Units are provided on duty/standby basis

Chilled water system Energy transfer stations are located in the basement level Each tower has its own ETS and two dedicated stations for podium.

Chilled water system Tertiary Tertiary heat exchangers and chilled water pumps are located in midlevel Plant rooms.

Toilet extract system Fans part of FAHU Ducting system with ceiling mounted diffusers in toilets Operation of the fan will be in tandem with FAHU

Kitchen extract system Centrifugal fans located in the plant rooms Centralised ducting and extract from diffusers mounted in kitchen Air is passed thru carbon filter assembly (odour removal unit) prior to Discharge to atmosphere.

Refuse extract system Ceiling mounted diffusers in every garbage collection room Centralised ducting Fans are located at plant rooms.

Stairwell pressurisation and Lobby relief fans Both the stair wells will be Pressurised in the event of Fire to avoid smoke ingress.

Water supply system DEWA incoming supply will Be stored in the basement RCC tank Transfer pumps feed the mid- Level and roof tanks Gravity feed to apartments Penthouse and Loft apartments Will be having boosted water Supply Tenant water meters are located In mechanical room at each level

Hot water system Decentralized system Each apartment will have One dedicated water heater.

Drainage system

Soil waste and vent systems FIC’s located at grade level close to perimeter wall inside the sector Grease traps have been provided for retail kitchen waste system. Sump pumps have been provided for basement drainage.

Rain water system Roof drains have been provided at roof and terrace levels Balcony drains have been installed in all balconies Collection and discharge through dedicated rain water stacks

Fire protection system One dedicated fire tank in the basement serving entire sector Fire pumps are on duty and Stand by basis Ring main at the basement Podium areas are divided into 7 fire zones

Fire protection system PRV stations have been located various levels Each floor has been provided with 2 fire hose reels and 2 Landing valves. All areas are sprinkler protected. A view of fire protection Branch off at typical floor

Special fire protection systems MDF rooms have been protected by FM200 system

Special fire protection system LV rooms and generator rooms have been protected by CO2 System.

Building management system Fully integrated BMS has been provided covering all the towers And podium common areas. Main system with computer and printers are located in the Sector control room DDC’s are installed in all plant rooms. Remote monitoring and controlling of entire HVAC system is possible Supplier: Honeywell
