North Ponce de Leon Neighborhood Public Input Meeting

North Ponce de Leon Neighborhood  Planning Staff/City’s consultant seek to gather input from –property owners –residents –Stakeholders –Planning and Zoning Board –City Commission

Goal  Develop a master plan for the North Ponce Neighborhood

Area boundaries  Flagler Street/Campina Court (north)  Navarre Avenue (south)  Douglas Road (east)  Salzedo Street/LeJeune Road (west)

Why do a master plan?  Stems from discussion by the Planning and Zoning Board, other City Boards and City Commission regarding redevelopment pressures in this area

Master plan will examine and provide?  Create various rules and regulations that will provide for future framework for the following: –type of allowable uses –building design –streetscape improvements –pedestrian circulation –traffic –parks/recreation –historic preservation –other public improvements

Public notice provided  1,200 notices to all property owners  notification to approximately 100 persons  City of Coral Gables ENEWS – 8,000 recipients

Existing allowable development  Comprehensive Land Use Plan which is the master plan for the future growth of the City allows the following: –6 to 8 stories of multifamily residential development –13 to 16 stories of commercial, mixed use or office development
