12. Proposed Amendments
Exemption from Regulation 5.23 (c), which requires a minimum 1.5 metre wide planting strip adjacent to 1st Avenue East. In this instance, the proposed building has no planting strip indicated along this street frontage and it does not appear possible to include.
A small commercial use is proposed on the ground floor. In this regard, Special Provision requires that 55% of the gross floor area of the ground floor be devoted to non-residential uses. The proposed ground floor plan does not satisfy this regulation. As such, the proposal would also require an exemption to the zoning requirement of Special Provision
