2 Marketing for Rent to Own Buyers Drive Buyers to Rent to Own Buyer site  Put out (hire sign placers from Craigslist) yellow coreplast signs with metal stands with this: example Rent to Own, 3bdrm, 2 ba http://stoppayingrentyourstate.com 410-555-5555 (use voicemail number with outgoing message to weed through and end up with real buyers) Note: handwritten with Large Black Sharpie Place around busy intersections near areas you are or will be working in. (Most towns/cities have ordinances against this so you may get asked to remove them or they will just remove them) My experience was that they just got removed so you have factor the cost into your marketing.

3 Marketing for Rent to Own Buyers Place ads in local newspapers (my experience was that the signs were the most effective and free online marketing came second. Buying ads did not produce anywhere close to the same results) Place ads online for 3 bath 2 bedrm house Rent to Own and drive buyers to voicemail # and buyer’s site. Just explain that it is already gone if you don’t have a house on your list yet. You have more leverage with the sellers if you have a list of Rent to Own buyers to work with.

4 Marketing for Rent to Own Buyers Cont’d Buyers fill out form on site: Name, Address, house size-i.e. 3 bdrm, 2 bath, etc. Maximum monthly rent? How much do you have for down payment? Move in date? Locations?  Email notification goes to your chosen email address with completed form  You direct them to look at your site with available houses. (if you don’t have any at the time you suggest that they also search the list of sites you give them at the same time that you are searching for them and then you will negotiate their deal for them. (recommend that they do not choose properties “listed” with realtors as they do not convert to Rent to Own well)

5 Marketing for Sellers Rent to Own Program Hire Virtual Assistant to do online marketing sending emails to sellers on the list of sites (see list of sites, bid example and instructions in Word docs.) Drive sellers to site and put your cell number in the emails (you know they are serious if they call you) Sellers fill out form on site for house details and their financial requirements and timing. Completed form automatically forwards to your desired email address for you to follow up (personal call is recommended asap while they are hot) Some sellers click through to the option form and fill it in, sign it electronically and submit prior to even speaking to you. Once they have filled out the Option form have them forward any additional descriptions and pictures for posting on your listings page on the site. Have them put a combination lockbox on the front door (or you can if they can’t) Put a sign in their yard and around the area for Rent to Own. Have VA post property on all sites on the online list

6 Qualifying Buyers prior to showings Once you have serious buyers with money for down payment, ask for financial information and do a quick analysis to see how much house they can qualify for. Timing issues would be: Bankruptcies, Foreclosures, Credit Scores, Judgements, etc. Many of these determine how long their minimum option period would have to be. Once you have a list of houses, many buyers will say they are interested in one or more of them but might not qualify financially or for the seller’s timing for the option. Match appropriate buyers to appropriate sellers based on each of their circumstances. Once you are comfortable with the match, then schedule to show Make sure the buyers fill out an application

7 Sealing the Deal When the sellers and buyers both agree it is a match (sometimes you will have to facilitate some negotiations to make it happen. i.e. one deal I got the buyer the dining and living room furniture the sellers were not interested in taking with them and also, $1,000 help toward closing) Have all parties complete all paperwork: Resident Documents = Lease Assignment Form First Right of Purchase = Option Make sure buyer brings a certified check or money order.
