January 2006 quality locations to live, work and invest new destinations and attractions easy access to the open air opportunities for natural links setting high standards for the future Spatial Connections: Urban Places

January 2006 LEISURE RETAIL & RESIDENTIAL BUSINESS & COMMERCE Coffee & Croissant Lunch with Friends Visit a gallery Listen to music Social drink after work Eating out Attractive environs Access to transport Social Focus Interesting atmosphere Attractive and inviting places and spaces Access to and from public transport A good address Local amenities Safe and secure Sport and exercise A place to meet Listen to music History and heritage The less tangible but equally important Placemaking issues Appropriate space

January 2006 Understanding the elements – condition and character Realise the potential of underused assets- the river? Strengthen links and connections with the environs, relate to the neighbourhood Retain and restore the best, take a forensic approach and be prepared to clear the ground and start again, Be innovative with potential land uses, analyse the physical, but use all your senses to assess the possibilities BUT ABOVE ALL CREATE A NEW HEART!

January 2006 The site is rich with possibilities but the obvious may not be the best approach. It is appropriate to replace one industrial use with another in the same location or premises? Are the buildings suitable for commercial use in the 21 st C? If not what other uses can they be utilised for? Is there a demand for small scale ‘incubator / nursery space? BRNO has many students, could this be a new home for some of them? What will happen to the riverside – don’t turn your back on it a waterside location adds great value to any development
