ABSORPTION RATE Formula Find the # of houses that sold and closed in the last 12/6/3 months i.e. 12 mo. 156 closed. Divide the # of houses that sold and closed by time period i.e. 156 divided by 12 mo = 13 per mo. sold in last 12 mo. This is the Absorption Rate. Count # of houses currently listed i.e. 48. Divide 13 into 48 = 3.6 month supply of houses is the absorption ratio. SELLER’S MARKET!!!!

RANGE PRICING RANGE PRICING Recent Sales (SOLDS) Expireds (HOUSES THAT DID NOT SELL) Pendings ( HOUSES UNDER CONTRACT, NOT CLOSED) We select similar houses in square footage, age, construction and condition to determine a price range. We then determine where your house fits in this range based on condition and upgrades. We also look closely at the competition as to how they are priced in comparison to your house and the houses that did not sell (Expireds) as to the reason they did not sell. WE GO THE EXTRA MILE TO DO IT THOROUGHLY!!!
