THE DEVELOPER …wants to amend: a) By-law and, b) Site and Area Specific Policy (SASP) No. 14

TO build: a 48 storey - tower 548 condominiums 108 sq m of retail 640 parking spaces

Site & Area Specific Policy No. 14 says you can build up to 1,800 residential units in all of Mystic Pointe By-law says you can build 1,593 residential units on Parcels A to G 1,505 condos have already been built in Mystic Pointe

Site & Area Specific Policy no. 14 allows for 207 condos to be built on City-owned lands. By-law would allow for 88 more condos to be built on Parcel F

THIS is what can be built on Parcel F (251 Manitoba Street): 88 condos up to 18 storeys high

BUT WAIT… By-law in effect also says that a total of 977 condos can be built on Parcel E & F. There are 929 existing condos on Parcel E That means that only 48 condos can be built on Parcel F

THE DEVELOPER…is asking to build 548 condos; in a 48 storey-tower on a site where only 48 condos can be built.

THE DEVELOPER is asking for 500 extra condos on this site. Section 37 money is meant for improvements to the public realm in exchange for a minor increase in height and density. 500 extra condos represent a major increase in density.

QUESTIONS ?

IN 2008, the landowner requested from Committee of Adjustment, an extra 84 condos on Parcel E. In exchange, the landowner promised to build townhouses on Parcel F (251 Manitoba Street).

ACCORDING to the revised 2008 By- law , the landowner obtained 224 condos instead of 84 condos as originally requested. How did this happen?

WAS… the property located at 251 Manitoba Street really sold or merely transferred to a holding company, thereby, rendering the promise to build townhouses meaningless. WAS a land transfer tax paid?

THE local property management company spokesperson is stating that the developer can build two 18-storey towers on the site for a total of 36 floors.

THE same local property management spokesperson is apparently leading the working group on this issue and seems to be acting as representative of the local Condo Boards and while seeming to openly lobby for a 48-storey tower.

Mystic Pointe Condo Boards were approached by the Developer’s representative regarding the proposed development. Representation from each of the Condo Boards did attend the meetings but neglected to disclose this to the local condo residents until it was made public.

ARE Condo Boards democratically elected to represent the community on municipal issues? OR are they elected to run the business of the condominium?
