Room Planning and Sleeping Area

Three Basic Areas Sleeping Area Living Area Service Area

Sleeping Area Usually about 1/3 of the house is dedicated to the sleeping area. It includes: Bedrooms Baths Dressing rooms Nurseries

Sleeping area Normally the sleeping area is in a quiet part of the house.

Bedrooms Houses are usually categorized as one, two, three, or four bedroom homes. 1 bedroom homes are extremely hard to sell. Most bedrooms are grouped together in a certain area of the house.

Bedrooms Some plans call for splitting the master bedroom from the other bedrooms. Each bedroom should have it own hall access. Some bedrooms may have their own private baths.

Bedrooms A large bedroom is one that is larger than 175 square feet. Each bedroom must have a closet. Depth of the closet is 2” but the most desirable is 30” FHA recommends 4’ of closet space for a man and 6’ for a woman. When possible closets should be located along interior walls. Usual height of closet doors is 6’-8” The closet shelf should not exceed 16” deep. Cloths rods should not be more than 40” from the floor. The FHA recommends that a small bedroom be at least 100 square feet not including the closet. An average size bedroom contains between 125 and 175 square feet.

Bedrooms All bedrooms have to have at least 1 window. Ideal bedrooms will have at least 2 windows. Bedroom doors are 6’-8” tall and 2’-6” wide.

Bedrooms The door should swing into the bedroom. Doors are located near the corner of a bedroom so wall space is not lost. Pocket door could be utilized in some rooms between baths.

Bathrooms Modern homes today have larger, more pleasant, and functional baths than before. Bathrooms should be located near the bedrooms. Two story homes should have a bath on every level.                                                                                  

Half Bath A half bath is one that does not have all three major fixtures. It only has a water closet and a lavatory.

¾ Bath A ¾ bath is one that has a lavatory, water closet, and a shower.

Full bath Is made up of a water closet, lavatory, and a tub shower. A minimum size full bath is 5’- 8’. Bathroom doors are 2’-4” in width unless a handicapped person is in the home then a three foot door is required.

Baths Water Closets should be positioned so they are not visible from another room in the house. Water closets require a room at least 30 wide by 4’ long if they are put in a separate room.

Bathroom vanities Are 21” deep Are 30” tall

Bathroom Decor The décor of a well planned bath will provide for easy cleaning, resistance to moisture, and a pleasing atmosphere.

Bathrooms Most common tub size is 30’ x 60” Code says that all baths must have a GFI All baths must have a fan or a window. Electrical switches should be placed so they cannot be reached from the tub.

Luxury baths Some baths would be classified as luxury baths because of what is in them and fixtures used.
