2 2EDT 300 - Floor Plan Design- Bedrooms Objectives u After studying this chapter, you will be able to: u Discuss factors that are important in the design of bedrooms. u Plan the size and location of closets for a typical residence. u Apply the furniture cutout method in planning a room arrangement.

3 3EDT 300 - Floor Plan Design- Bedrooms The House Functional Areas u A residential structure may be divided into three basic areas: u the Sleeping Area. u the Living Area. u the Service Area.

4 4EDT 300 - Floor Plan Design- Bedrooms The House Functional Areas u The Sleeping Area is where the family sleeps and rests. u The Living Area is where the family relaxes, entertains guests, dines, and meets together.

5 5EDT 300 - Floor Plan Design- Bedrooms The House Functional Areas u The Service Area is the part of the house where food is prepared, clothes are laundered, goods are stored, the car is parked, and equipment for upkeep of the house is maintained.

6 6EDT 300 - Floor Plan Design- Bedrooms The House Functional Areas u These three basic areas are generally divided into rooms. u Rooms provide privacy and help to separate and contain various activities. u A house designer must understand the purpose for each room if a functional plan is to be developed.

7 7EDT 300 - Floor Plan Design- Bedrooms Sleeping Area u Usually about one-third of the house is dedicated to the sleeping area which includes bedrooms, bath, dressing rooms, and nurseries.

8 8EDT 300 - Floor Plan Design- Bedrooms Sleeping Area u Normally the sleeping area is in a quiet part of the house away from traffic and other noise. u Consider prevailing wind direction. u Orient the sleeping area to take advantage of these cool summer breezes.

12 12EDT 300 - Floor Plan Design- Bedrooms Bedrooms u Bedrooms are so important that houses are frequently categorized as "two- bedroom," "three-bedroom," or "four- bedroom." u The size of the family usually determines the number of bedrooms needed. u Ideally, each person would have his or her own bedroom.

13 13EDT 300 - Floor Plan Design- Bedrooms Bedrooms u At least two bedrooms are desirable. u The second bedroom could be used as a guest room and for other activities when there are no guests. u A home with only one bedroom may be difficult to sell. u A three-bedroom home usually provides enough space for a family of four.

24 24EDT 300 - Floor Plan Design- Bedrooms Bedroom Requirements-Closets u Each bedroom must have a closet. u The FHA recommends a minimum of u Man - four linear feet of closet rod space u Woman - six feet linear feet. u Minimum closet depth is two feet. u 30" depth is desirable. u Closets must have light fixtures.

27 27EDT 300 - Floor Plan Design- Bedrooms Bedroom Requirements u A bedroom will normally have no more than two exterior walls. u If one of the exterior walls is used for closets, that design will reduce the chance of cross ventilation through windows.

29 29EDT 300 - Floor Plan Design- Bedrooms Steps to Layout Furniture u 1. Determine furniture size to be used. u 2. Draw the plan view of each item to the same scale as the floor plan. u 3. Cut out each furniture representation. u 4. Place the cutouts on the floor plan in the desired location. u 5. Trace around each one. u 6. Remove cutouts and darken lines.

(3’-0” wide by 6’-8” high) u Minimum door width is 2’-6”. u Wider door makes furniture movement easier. u To accommodate a wheelchair, the door must be 3’-0”.
