Land Use and Planning  Land Coverage  Transfer of coverage to the TCAP for environmental redevelopment would potentially result in the retirement of 445,000 square feet of coverage.

 Loop Road  TCAP does not to take a position on Loop Road.  Recommend revision: Policy T-1.1 Encourage the realignment modification of US Highway 50 to create a low speed main street through the TSC-C District. Policy T-1.5 The City shall participate with the TMPO, TTD, FHWA, NDOT, Caltrans, Douglas County, the State Parks of California and Nevada in the planning and implementation of the South Shore Community Revitalization Project. Environmental Thresholds  BMP Compliance  City is responsible for all projects permitted under its existing MOU.  TRPA is responsible for all other projects and existing development.  City will continue to collaborate with TRPA on BMP compliance for commercial properties along US 50.

 Environmental Targets  Environmental improvements primarily driven by private investments in properties.  Incentives provided by the Area Plan to increase rate of private property investment:  BMP compliance  Coverage reduction  Scenic and community character improvements  Infrastructure improvements  accessibility and convenience to alternative modes of transportation.  TMDL – Policy NCR-3.4 Collaborate with Lahontan to update and refine the Pollutant Load Reduction Strategy for load reduction targets beyond the year 2016 and update the Pollutant Load Reduction Plan as necessary to achieve the Lake Tahoe TMDL load reduction targets. If applicable, update adopted Area Plans to incorporate projects and strategies of the Pollutant Load Reduction Plan beyond year Environmental Thresholds
