Lighting and Office Appliances were calculated through “bottom-up” physical inventory of building HVAC was calculated from a “top-down” approach, as follows:

Creation of estimate range based on building type – Since the Herberger building houses more lighting, office equipment, and a greater air volume due to large foyers and auditorium, it is estimated that the building consumes anywhere from 12 to 14% of total metered area.

Almost half of the building benefits from reduced energy usage due to T8 bulbs Convert Remaining T12 Lights to T8 – This low-cost option will save approximately 20,448 kWh of electricity, creating a yearly savings of $1,669 Adopting a lighting control policy that reduces lighting from 12 to 11 hours a day – Without any capital requirements, the building can save approximately 14,973 kWh, representing yearly savings of $1,222 Implementing both of these policies together will save $2,690 per year, representing a 2.5-3% decrease in the total energy bill Future savings can be achieved by installing motion sensors in lower-traffic areas and automating light operation with timers

The two 200 ton York chillers are nearing the end of their lifespan, and replacement qualifies for Federal tax credits of $ per square foot of the buildings they service (Energy Policy Act of 2005). – At 51,608 sq ft., the Herberger building would qualify for $30,965 to $61,930 in rebates to replace chillers – Projects servicing areas less than 100,000 sq ft. with electricity rates greater than.07 per kWh and usage hours above 5,000 per year are ideal candidates – Eliminates the use of R11 and R12 refrigerants, which contain CFCs that harm the ozone (banned from production in 1996, though quantities still available)

Chiller Efficiency Improvement (Herberger Building Portion Only) Many outdated models are highly wasteful, with efficiency ratings of.8 to 1.3 KW/Ton* while newer models are over twice as efficient, rating from.3 to.5 KW/Ton* *kW/Ton is defined as the ratio of energy consumption in kW to the rate of heat removal in tons at the rated condition. The lower the kW/ton the more efficient the system. Scheduling a commissioning report with a certified commissioning technician can ensure the following: 1) Verify that HVAC system components are functioning correctly 2) Identify and correct any problems with the system controls 3) Ensure that the HVAC system is providing proper indoor air quality 4) Calibrate temperature sensors and controls to align with original design specifications Often, retrofits are possible to increase inefficiencies for a fraction of the cost of new systems, consultation with a specialist can identify potential retrofit opportunities
