2. SUMMARY 2 CONSUMPTION CLIMATE
Total electrical consumption is up 1.88% as compared to the previous year and 8.42% lower than the ten (10) year average.
Total natural gas consumption is up 27.06% as compared to the previous year and 2.88% higher than the ten (10) year average.
For both natural gas and electricity, the total BTU consumption per square foot increased 16.35% which is 11.9% below the ten (10) year average.
CLIMATE
According to the National Oceanographic and Atmospheric Administration (NOAA)'s Climate Center, the first two months of 2014 were the third coldest months in Detroit Metro area history. The winter of was our tenth coldest winter on record for Michigan. The period from December 2013 through February 2014 was the 34th coldest such period for the contiguous 48 states as a whole since modern records began in 1895. 
UTILITY RATES (Generation and Distribution)
Average electricity rates paid by OS decreased, from 8.13 cents per kilowatt hour (KwH) in 2013 to 8.05 cents in 2014 for primary service and increased, from cents per kilowatt hour (KwH) in 2013 to cents in 2014 for secondary service.
Natural gas rates paid by OS increased, from $8.17 per McF in 2013 to $8.63 in 2014.
ANNUAL COSTS
The total annual cost for both electricity and natural gas is up $81,346 or 8.61% over the prior year (an increase from $945,112 to $1,026,458). The total energy “cost” organization wide are 10.29% or $105,662 lower than ten (10) year average.
Cost per sq. ft. is 4.52% higher than the previous year and is 15.69% lower per sq. ft. than the ten (10) year average. 2

8. Ongoing Energy Cost Saving Measures
Continued monitoring of utility usage and frequent checking of controls to ensure systems are operating efficiently. Examples include night set back of temperatures, run times on equipment, adjustment of timers for parking lot lighting, and turning off refrigeration units during summer months.
Continued monitoring of utility market pricing and locking in contract rates when favorable.
Continued lighting control and bulb/fixture improvements.
HVAC Energy Saving Updates will continue for all buildings.
Building temperatures increased in the summer and reduced in the winter and continually being monitored at all buildings per Board policy.
Ongoing replacement of site lighting with energy efficient LED fixtures.
Continued monitoring of unnecessary appliances (heaters, fans, refrigerators, etc.).
Implementation of energy savings awareness program at all buildings. 7
