2 Facebook is constantly changing The “Edge Rank” system is alive and well (your news feed shows you posts based on the frequency of engagement, type of post, and multiple other factors) Today’s Facebook environment is all about engaging, but doing so on a personal level Sure you can utilize Facebook ad’s for your business and it is very effective But Facebooks Edge Rank gives such little weight to business page posts, they are rarely seen in news feeds without ad’s

3 But you still hear stories “Oh yeah 40% of my business comes from Facebook” “I get leads every day from Facebook” These are not usually “bought” leads or leads generated from ad’s These are referrals from “friends” on Facebook The people who are most successful doing business on Facebook, are the ones who have figured out how to be the most engaging

4 Lets apply the Mastermind mentality to being engaging Lets create a specific plan, that has a specific purpose, that we can implement Purposeful Planned Implementation

5 Step 1 – Lists - Lists are a way to organize things on Facebook, like your friends or the things you're interested in Once you have created these lists, you can filter your news feed by them Past Clients Referral Partners Personal Friends

6 On the left hand side of the “home” screen look for the header “friends”

7 When you mouse over the friends section, the “more” option will appear……click it

8 You will notice you already have some “default” lists Your schools Your work Close Friends Your Interests

9 Click Create List

10 Name the list, then add friends to the list and select “create” (just begin typing the name and the profile link will pop up)

11 Once you click “create” you will be automatically navigated to that lists “news feed” That’s were the power in this is You are seeing posts and activity from ONLY people on your list Makes it very easy to know who to engage with Make a list for any and all business related “friends”

13 Makes lists a list for: 1. Past Clients 2. Current Prospects 3. Realtor Partners 4. Realtor Prospects 5. Other referral partners This removes the clutter of the regular news feed Allows you to more effectively work step 2

14 Step 2 – The Daily 10’s Have 10 Engagements with each list every day Can be any combination of likes, comments and shares Simply select the list and scroll through and engage with the content you see

16 You don’t have to engage with every person every day. It’s a daily 10 for each group Current Partners has 8 agents – like, comment, or share with each of them Partner Prospects has 20 agents – like, comment, or share with 10 Monday, then the other 10 Tuesday, then the first 10 again Wednesday……….. Target Partners – 40 agents – focus on 10 at a time, be consistent for 30 days, if no social engagement focus on a different person on that list

17 Comment on their photos (personal and business) Congratulate them on their achievement (especially the kids) Answer questions they ask Like their photos Like their status updates (even if it’s goofy)

18 Share items that are not personal (DO NOT share their personal photos, but like and or comment on them) ****Share their listings**** ****Share Open House Info**** Share items they have shared, post a comment of thanks and that you will be sharing Be consistent!!!!!! People who regularly like, comment and post feel closer to those who engage with them as regularly The network of friends will notice it also (make sure your profile lets them in on what you do)

19 Step 3 – Posting for Greatness Monday – Motivation Tuesday – The Funny’s Wednesday – Industry Updates Thursday – Engagement Posts (questions, what would you do’s) Friday – Testimonials, Super Hero Stories

20 Takes the guess work out of what to post Takes the time wasting out of what to post Helps ensure you will stay consistent socially Allows you to get people to engage directly with you

21 Monday Motivation – A quote from your favorite author or speaker Zig Ziglar Napolian Hill Thomas Jefferson Tony Robbins A video that inspires you (be careful that it is not a sad story) An image with motivating message Make sure to comment on why it motivates you

22 Tuesday Funny – A funny story or joke (clean) A funny video (viral videos) The Ultimate Dog Tease Charley bit my finger Ice Bucket Challenge Fail A funny image or cartoon Make sure to keep it clean…If you wouldn’t show it to your mom, don’t post it No politics or religion Funny

23 Wednesday Industry Update – Any changes to popular programs FHA USDA HUD’s HAWK Niche Program FAQ’s VA Loans Reverse Mortgage FHA 203k Not highly engaged with but brands you as an expert and gives info when people FB Stalk you

24 Thursday Engagement Post – Ask a question they would know the answer to Hey real estate friends, what is the longest time a house stays on the market right now? Take a survey Who can help me…Of these three what gives you the best return, print ad’s, direct mail, or social media ad’s? Post a fill in the blank message I always wanted to go _________! Make sure to engage back with comments, start conversations

25 Friday Testimonial or Super hero Story – Testimonials are huge, especially in the social arena (social proof) Ask clients past and present to post on your wall (active users will be glad to) Ask agent partners to post on your wall after closings (offer to post on theirs as well) If not testimonials to post, tell a story of success (dos not have to be a recent success) Tell success stories about particularly tough deals Social proof is the most valuable tool to woo new clients

26 Step 4 – Implement This entire Facebook strategy can be done in just 5 hours per week Spend 1 hour per day implementing the Facebook strategy If you engage 10 times with past clients, realtor partners, prospects on a daily bases, your posts will be seen in their news feeds If you make a post a day that every day with different subjects you will become engaging on FB

27 Use this simple formula – Time block to allow yourself 1 hour per day Split it into 2 separate time blocks of 30 minutes each 1 st half hour block – Posting for Greatness (with image) Daily 10 Respond to any private messages or new engagement on old posts 2nd Half hour block – Follow up on any activity your post generated Follow up on any activity your daily 10 generated
