Chapter 17 Floor-Plan Dimensions and Notes

2 Dimensions Introduction Provide measurements used for construction
Found on all types of architectural drawings Presented using lines, numerical values, and symbols, or notes and specifications Drawings must include all dimensions needed for construction

3 Floor-Plan Dimensions
Aligned dimensioning Dimensions are 1/8” high (3/16” ok with computer) (4” when using 1/4” = 1’-0” scale) Units are in feet and inches above 12”

4 Exterior Dimensions Overall dimensions are located outside of stud walls First line is smallest dimension from exterior wall to center of a window, door, or inside edge of an interior wall Second line is from outside wall to major jogs in walls Third line is the overall room sizes Fourth line is overall sizes

5 Exterior Dimensions Local WAY Garage Interior Walls BOOK WAY

6 Interior Dimensions Locate interior walls and features in relation to exterior walls Between interior walls are dimensioned from same side all the way across for layout purposes Windows and doors are dimensioned to center unless it is implied that the offset is 4” from an adjacent wall or directly in the center Implied Center

7 Standard Features Standard features are not required to be dimensioned
What are some examples? Items marked as NIC are “Not in Contract” (Typically shown in hidden lines) Cabinets noted with widths (upper and lower) Dimensions may be indicated as a note Shelving configurations Stair treads & risers Door and window returns 4”

8 Masonry on Foundation Masonry veneer - veneer is noted or dimensioned separately Foundation walls- dimensioned to the edges and noted when not full height at openings Floor plan dimensioning Foundation plan dimensioning

10 Masonry Veneer on the Floor Plan
Application of thin (4") masonry to the exterior of a wood-frame structure Can also be applied to interior frame partitions’

11 Dimensioning Arc and Circular Floor Plan Features
Features originating from the foundation do not require floor plan dimensions Referencing dimensions on the floor plan is a good idea Other features are dimensioned by location and radius or diameter dimension

12 Floor Plan Notes and Specifications
Specific notes relate to specific features Include: Window and door schedule Room names and appliance labels Tub, shower, and spa labels Fireplace or solid fuel–burning appliance labels Stair and closet labels Access, firewalls, and floor lines General notes apply to features on the entire drawing Commonly lettered in field of the drawing

Keynote -page specific notes Specific notes -relate to specific features General notes -apply to the entire drawing

14 Designing Floor Plans Using Standard Construction Modules
Material conservation and construction labor simplification is important to consider Standard inch construction modules are 12", 16", and 24" When possible, design the overall building and major projections using these modules

Floor Plan Materials Identified on the floor plan with: Notes Characteristic symbols Key symbols

Rooms are labeled with a name on the floor plan 9’ CLG CARPET

17 Other Floor Plan Symbols
Cross-Section Symbols - Shows the location on the floor plan where a cross-section is taken
