Houses 14 & 15 All works comply with the Building Regulations 2004 (latest revision) Ground Floor 150mm consolidated hardcore with sand binding. Visqueen 1200 gauge polythene d.p.m lapped with d.p.c 100mm Jablite flooring grade SD insulation with 30mm perimeter insulation to level of d.p.c. 100mm reinforced concrete slab, 50mm sand/cement screed. Stud Partitions Where indicated on floor plans 100mm studwork partitions consisting of 100 x 50 SW studs at 400mm c/c; 100 x 50 SW 600mm c/c.12.5mm plasterboard / skim both sides.

7 External Walls 275mm external wall consisting of 100mm brick outer skin, 75mm cavity with 75mm Rockwool cavity wall batts. 100mm Thermalite Shield load bearing block work or similar approved. Cavity to be closed using Rockwool; TCB cavity barrier. External d.p.c. to 150mm above ground level. Wall ties to BS.1243 spaced at 900mm maximum centres horizontally, 450mm maximum centres vertically, staggered 225mm centres vertically at openings. Below d.p.c two skins of brickwork and cavity filled with concrete up to 150mm below lowest d.p.c. Internal finish to be 14mmtwo coat plaster to block work. Brickwork and block work to be in accordance with BS.5628:Parts 1-3.

8 Party Walls 275mm party wall constructed from 2 no. leaves of 100mm Thermalite Party Wall blocks or similar approved with 75mm cavity. 14mm two coat plaster both sides. Wall ties to BS 1243 spaced at 900mm maximum centres horizontally and 450mm maximum centres vertically. Floor joints spanning onto party walls to be supported on galvanised mild steel joist hangers. Fire Stopping. Party walls to be carried up to underside of roof covering and fire stopped. Mineral wool fire stop provided under roof covering above and below the sarking felt. Internal Partitions Ground Floor: 100mm Thermalite Shield load bearing block work or similar approved. 14mm two coat plaster finish to block work.

9 Damp Proof Course Anderson waterproofing pitch free Xtra-load Elite horizontal d.p.c. (100mm minimum lap) to all cavity walls and block work partitions. Anderson waterproofing pitch free Xtra-load Elite vertical d.p.c. (100mm minimum lap) to external openings and taken around back of frames. Cavity Trays Install cavity trays where pitched roof abuts cavity wall. Trays formed from Xtra Load d.p.c or preformed proprietary trays with lead apron flashing. Flashings Milled lead to BS No.4 Cover Flashings. Lintels Lintels to be I.G. galvanised steel to BS 5977 similar. Minimum bearing of lintels to be 150mm.

10 Roof Slates on 25 x 50mm treated SW battens on Klober Permo Forte breathable membrane. At eaves use Klober Eaves carrier and closer. Prefabricated trussed rafters.100 x 75mm wall plate. Double rafters to side of dormers and Velux roof lights. Softwood fascia and sofit boarding.200mm thick fibreglass quilt insulation to flat ceilings (100mm between and over joists). Where ceiling follows slope of the roof install 50mm thick Kingspan Thermapitch TP110 insulation between rafters. 50 x 25mm battens fixed to sides of rafters above the TP10 to retain the insulation above the plasterboard ceiling. 50mm air space between the top of insulation and underside of the roof covering. All in accordance with the manufacture recommendations and data. 12.5mm plasterboard and skim finish.

11 Anchorage Straps Roof 30 x 5mm galvanised steel straps at maximum 2000mm centres between roof and external walls. Straps carried over minimum 3 rafters/ joists at gable end and provided with solid noggins between straps turned over blockwork inner skin (uncut block) of cavity wall Timber floors 30 x 5mm galvanised mild steel straps at maximum 2000mm centres between floor and external walls. Straps carried over a minimum 3 joists and provided with solid noggins between. Rooflights Velux rooflights complete with standard preformed aluminium flashing units installed in accordance with manufacturers recommendations and data. Rooflights to be glazed with an inner pane of float glass and an outer pane of heat strengthened glass to give AA Fire designation.

12 First and Second Floor 25mm T & G softwood boarding on 63 x 220mm SC4 joists at 400mm c/c. Double joists under studwork partitions and under baths. 2 Sets 38 x 38 Herringbone strutting at 1/3 span position of joists. 12.5mm plasterboard ceiling with 5mm plaster skin finish. Floor over Garages Floor to be of block and beam construction using 150mm deep beams with 130mm thick blocks at 520mm centres, doubled up underneath non-loadbearing partitions.500 gauge vapour barrier over floor with 48mm Lamella floor units. Underside of floor to be 9mm Superlux ceiling screwed to 50 x 50 timber battens supported by steel D hangers from concrete beams with 50mm Rockwool RW2 in ceiling void.

13 Dormer Windows Roof slates on 25 x 50mm treated SW battens on Klobert Permo Forte breathable membrane. At eaves use Klober eaves carrier and closer. Rafters as indicated on sections. Dormer cheek-Code 5 lead sheet with welted joints (maximum width 600mm) to be installed in accordance with Lead Sheet Association recommendations with Bidim U24 underlay. 18mm external quality plywood. 100 x 50mm studwork at 400mm (maximum). 100mm fibreglass insulation between studs plasterboard and skim finish.

14 Windows Wood windows and doors draught sealed. Toughened glazing to comply with BS 6206:1987 to be used in windows up to 800mm from floor level and 300mm either side in skylights to doors. Doors to have toughened glazing up to 1500mm from floor level. All windows and doors to have factory sealed double glazed units. Glass to be clearly marked to British Standard by Approved Glazier prior to installation on site. Emergency escape windows-opening lights indicated thus F E to have minimum unobstructed opening of 0.33mm2 and at least 450mm high and 450mm wide. The bottom of the opening area to be 1100mm maximum and 800mm minimum finished floor level.

15 Fire Alarms Mains operated self contained smoke alarms comply with BS 5446:Part 1. Alarms to be permanently wired to a separately fused circuit at the distribution board and have battery operated secondary power supply. Alarms to be positioned as makers’ instructions. Where more than one unit, the alarms are to be interconnected. Fire Doors ½ hour self closing door (FD30)

16 Stairs For instance: House 14, Ground to first floor 14 equal risers of 200mm; First to second floor 14 equal risers of 200mm; all goings to be 250mm. Balustrading at balconies and landings to be a minimum 1100mm high externally and 900mm high internally with balustrade constructed so that a 100mm sphere can not pass through any opening in the guarding and children will not readily be able to climb guarding. Ventilation All habitable rooms to have window trickle ventilator to give not less than 800mm2 background ventilation. WC (without window) to have Mechanical ventilation to extract at least 15litres/sec and to operate with light switch and have 15 minutes over run facility.

17 Central Heating and Water Supply
Heating System Controls. Radiators to have thermostatic valves (excluding radiator in bathroom). Programmable clock and time switch. Boiler flow control or similar device to switch off boiler when no heat is required. Three zoned heating controls relating to ground, first and second floors. Hot Water Storage: Indirect cylinder with 35mm thick factory applied coating of PU foam. Hot water thermostat to shut off supply of heat when storage temperature is reached and interconnected with central heating system. Proprietary insulation on hot water pipework. Thermal conductivity not exceeding 0.045/w/mk. Thickness equal to outside diameter of pipe up to a maximum of 40mm.

18 Plumbing All plumbing in accordance with BS5572: Vent pipes to terminate at roof level and finish at least 900m above any opening into the building within 3m.Stub stack with air admittance valve fitted above spill over level of highest appliance and installed within pipe casing which is to incorporate 165 x 98mm ventilator panel next to air admittance valve at low level (above skirting) next to w.c. Rainwater Fittings B135 x 100mm aluminium gutters and 72 x 72mm square downpipes. Gutter profile to be No.46 Ogee of the Marley Alutec Alligator 'Snap Fix' range.

19 Drainage (Foul and Surface Water)
100mm flexible jointed vitreous clay foul and stormwater drains. 150mm granular bed and surround. Max Gradient -Foul 1:80, Stormwater 1:100. Bed the pipe where drains pass through walls ,provide sleeve or lintelled opening to give 50mm all around the pipe, mask opening both sides with rigid sheet material to prevent entry of fill or vermin. Inspection chambers constructed with 225mm Class B engineering brickwork on 150mm concrete base. Medium weight covers (heavy-duty covers in driveway)

a) Approach to the dwelling-Level approach, gradient less than 1:20 with firm and even surface. b) Entrance door- 838mm (Min) x 1981mm external door and mobility door frame with low level threshold maximum upstand 15mm in accordance with DETR 'Accessible Thresholds on New Housing' guidance notes for House Builders and Designers. c) Internal doors to dining, vestibule, kitchen/dining and w.c. to be minimum 838mm wide. d) Electrical switches and sockets outlets to be installed between 450mm and 1200mm above finished floor level.
