2. Policy FAQ: Are you in this situation? You have a listing agreement but the home isn’t ready to be listed on the MLS (nor will it be in the 5 day window). There are two different options that comply with MLS policy: Option One: Do not advertise the listing on the MLS or any other public website. Within the 5 day window of signing the listing agreement you need to: 1.Submit to the MLS our new Office Exclusive Listing Form. 2.Submit your own form with the language found on the MLS form. This can also include your own clauses and information.

3. Policy FAQ: Continued Option Two: Submit the listing to the MLS and temporarily set the listing status to Off Market 1. Submit the Listing to the MLS 2. Change the listing status to Off Market. While the listing is Off Market the Cumulative Days on Market (CDOM) will not be affected and the listing will not be sent to any public websites, including UtahRealEstate.com. This does not preclude you from entering it manually on other websites. 3. When the home is ready to market, change the status back to Active. Note: There is no requirement to show an Off Market listing

Tech Tip: Find Your Client’s ‘Must Haves’ Changes to the Advanced Property Search To make search options more clear and user friendly, we have changed the advanced search language to say Has Any Of, Has All Of, and Excludes. If you select Has Any Of, and select multiple options from within that field, the system will search for listings that have any of those options selected. Use this search if you need to find one of a few options, such as when searching for an accessory or mother-in-law apartment. If you choose Has All Of, and select multiple options from within that field, the system will search for listings that have all of those options selected. Use this option if your client needs a home with a Master Bath, and a Jetted Bathtub, and a Walk In Closet. And, of course, if you need to Exclude certain items from your search, you can choose the Excludes option.
