Grants - Energy Efficiency Commitment (EEC) Energy suppliers are offering grants towards the cost of energy efficiency measures Grants usually subsidise the measures e.g. 50% of the costs Some suppliers offer priority groups 100% grants to cover the costs of installing energy efficiency measures Work with social landlords to improve properties Grants cover: Insulation e.g. loft insulation, cavity wall insulation Low energy light bulbs

This allowance can be claimed by all private landlords that pay income tax You can claim a deduction for income tax purposes (up to a maximum of £1,500) against your rental profit. This is in addition to the deduction that the Inland Revenue allows for wear and tear of furniture, fixtures and fittings (currently 10%). Landlords Energy Saving Allowance

Enhanced Capital Allowance This allowance can be claimed by landlords that pay corporation tax, larger landlords and businesses. This provides landlords with the opportunity to claim 100% of the tax back on any energy saving technology that they buy e.g. if a boiler were bought at £100 and assuming a tax rate of 30% then £30 could be claimed back in the first year.

Housing Health and Safety Rating System The principle of HHSRS is that any residential premises (including the structure, means of access, and any associated outbuilding, garden or yard) should provide a safe and healthy environment for any potential occupier or visitor. the Rating System works by assessing the risk associated with certain home hazards and if the likelihood of harm is significant a local authority may take action to ensure that the risk is removed or reduced. The hazards which relate to energy effiecincy are cold, damp and mould growth
