Keeping them Straight October 11, 2013

 Piping components come in two categories  Building Piping Components  Underground Piping Components

 Building piping components have three categories  Plumbing  Sanitary Waste… Waste & Vent  Domestic Water Distribution… Water, Industrial Water  Energy Supply… Gas  Rainwater Distribution… Storm Drain  Heating & Air Conditioning  Distribution Systems o Steam o Hot Water o Chilled Water o Glycol

 Fire Sprinklers  Sprinklers… Fire Pumps & Piping  Fire Protection Specialties… Junior Systems, Heads Alarm Systems  Other Fire Protection Systems… Halon, Wet or Dry (Hood Systems)

 Piping for a building is figured by taking the length of the building plus the width of the building using the largest size pipe entering the building.  For multistory buildings add ten foot for the rise between floors then a length and width for each floor using the largest size pipe entering the building  Components for piping are entered at building level with one component entered for each type of pipe

 Automatic fire sprinklers/Alarms are counted by building with one component entered at the building level  Junior sprinkler systems are counted in the space in which they serve with the number of heads entered at the space level  Wet or dry fire suppression systems are counted in the space in which they serve with one component entered at the space level

 Most buildings have at least one water heater make sure surveyors are on the look out for them so we can barcode and record the  Make  Model  Serial number  If there is a storage tank and circulating pump barcode & gather the info for them also

 Underground piping components have three categories  Plumbing  Sanitary Sewer … Waste & Vent  Water Supply … Water  Fuel Distribution … Gas  Landscaping … Irrigation Pipe / Controllers  Fire Main  Fire main pipe & Fittings  Heating & Air Conditioning  Distribution Systems o Steam o Hot Water o Chilled Water o Glycol  In the near future HVAC will get it’s own set of components for the underground piping for now we use the same components as in buildings

 If up to date plans are available and can be found and used in an efficient and timely manner you can scale the footage for the utilities from them  If up to date plans can not be located quickly you can use the following method for the piping estimates (With either method you still must walk the site for locations and information gathering)

 Walk the perimeter of the site noting the location of Water Services, Backflows, Gas Meters, Fire Hydrants, Fire Department Connections  Walk around each building noting the location of the main shut off for the water, gas and fire

 With the service and shut off locations you should be able to figure out how you would run the piping for each utility and come up with an estimate of the piping required  You should also take note of the locations of the catch basins and yard drains to get an idea of how the storm drain system runs

 All underground piping is added together by material and entered at the site grounds level as one component  All piping components are entered on Area/Zone XXXX.01 School Name ( Dana MS)
