Final Plat Amendment for Kings Ranch at Coronado (S-11-01) Request for a Waiver from the Subdivision Regulations Request for a Waiver from the density bonus allowed for development under subdivision regulations to amend the Final Plat.

Location Map Sierra Vista Bisbee The project is located west and north of the Valley View School on South Highway 92 – at the ‘curve’. It consists of 840.26 acres - Bisbee

Kings Ranch at Coronado (formerly the Kinjockity Ranch) First conservation subdivision in Cochise County Approved in 2006 2 minor and 1 major revision to the FP 840.72 acre Site, zoned RU-4 Lot size from .86 to 6.5 acres 426.72 acres as Conservation Easement Area

Kings Ranch at Coronado Changes include: New Owner – K Ranch, LLC. Name Change from Kings Ranch Estates Changing Private roads to Public roads Owner donating 10+ acres to County Stormwater Recharge Project Adding 19 lots plus 3 lots deeded to Cochise County for Stormwater Project Changes include a new owner, a name change.

Stormwater Recharge Grant County awarded a 3-year $1.7 million dollar grant – December, 2011. Specifically for capture and storm water recharge on the Kings Ranch subdivision. Located at the upper end of a problematic watershed which affects Palominas Elementary School and homes closer to the river. New Owners have: Donated approximately 11-acres of easements including deeding 3- lots directly to the County. Willingly cooperated with County Staff in allowing free access to property. Assisted with negotiations for County access to Conservation Easement holder: Arizona Conservation Easement Stewards, LLC. Benefits to Citizens of Cochise County: Reducing flooding downstream. Recharging stormwater closer to the San Pedro River. The County is receiving substantial value: Stormwater recharge tracts and additional easements. Cooperation and assistance with the conservation easement holder. Economic benefits from potential BRACT. In December 2011 Cochise County received a 3-year, $1.7 million dollar grant for a pilot stormwater recharge project in the Palominas area. The grant specifically targets King’s Ranch subdivision for capture and recharge of storm water. King’s Ranch is at the upper end of the watershed that flows past the Palominas Elementary School, which has experienced flooding for years. This project will benefit the areas downstream, including the school as well as the San Pedro River, by recharging stormwater closer to the river and reducing flooding. The new owners have cooperated with County to provide recharge facility locations and additional drainage easements at no cost to County; they worked with the conservation easement holder to assure that County will be able to use conservation easement areas for project facilities (as long as they are compatible with the easement values). They will need to work closely with County over the life of the grant to help bring this project to fruition. They have already met with County several times and have cooperated willingly. The County is receiving substantial value in the form of stormwater recharge tracts, additional easements and cooperation and assistance with the conservation easement holder.
