Following the last AGM, a land search sub- committee was formed. This group was given the task of searching and feeding back to the main committee with any areas of land identified with potential for future use. Thanks must be given to Marion, Ian and Dick for their assistance and time in this task. The next slide shows clearly how many pieces of land were visited:-

 16 plots of land inspected.  3 were of significant interest, but unavailable.  2 areas are still on the “back burner”, but not ideal.  One has become the lead contender due to it being:  Large  Unused  Undeveloped  Registered as forestry land and unsuitable for commercial development  Flat  Has access and an area which is suitable for parking

Welcome to Yaxley “Camp” Firstly this was a Military Camp, which during the days after the Dunkirk Evacuation, in 1940, was bursting at the seams. One of the units based at Yaxley at this time was the 401/219 Company, Royal Engineers. The Camp later became a Prisoner of War Camp.

As things are looking good with this site, we have already begun working on design concepts**. Dale & myself have spent many hours creating provisional design, and then splitting it into stages to ascertain what is needed to have a facility operational as quickly as possible:- **Please note that this is only one of several design concepts and finalised details are not available at this time.

Club House Entrance Steaming Bays Ticket & Snack Office Stage 1 – To build the steaming bays, Clubhouse, Raised track (potentially shortened to begin with), ticket & snack offices and storage/workshop areas.

Stage 2 – To build additional station area for raised track, 1 st loop of ground level track and bridge. Additional storage for ground level trucks.

Stage 3 – Complete 2 nd loop of ground level track, stations & Gauge 1. Raised track 1300ft Ground track 2700ft Gauge 1 track 120ft

Alternative concept following some potential boundary changes. Raised track 1830ft Ground track 2950ft

Now over to Ian………….. Where we’re at with the land owner, and next steps to make this happen….

The Last meeting was held with O&H and their land agents on 16 th October This meeting was the culmination of a few months of telephone and conversations The land will only be committed to once the Club have agreed and planning permission has been obtained from Peterborough City Council

Note, the following terms are NOT size dependant  20 year lease with a 10 and 15 year break  Deposit of £2000  Rent free for years 1and 2  £2000+VAT per year with reviews at year 5 and then every 3 rd year based on RPI  O&H to be recognised on main site signage  Club must fence the boundary  Club responsible for all insurance within the boundary There is the potential to allow road vehicles access to the paths around the entire site. This would be in the form of a letter and would not form part of the lease.

No site is affordable just on current membership levels and fees once insurance etc. is taken into account. This is not a full list of outgoings but covers the largest bills How do we make up the shortfall? Income2,000 Insurance1,300 Rent2,400 Utilities/coal etc..500 Shortfall2,200

Public running Public running on a given number of Sundays a month. This would need to be run on similar lines to Northampton Portable Track Support must be given, especially during the building process in order to maintain income and public awareness New Members We are down to 61 paying members. At current fees for every 10 new members income increases by £300

The building of a new site will require a lot of effort and skills. We should therefore as a club start a register containing the following; 1. Members skills 2. Access to equipment, such as diggers, cement mixers etc.. 3. Contacts that could be useful 4. etc

If we are all agreed that the club needs a new home, to include a track then we must look at long-term viability. We must therefore 1. Find new members 2. Increase the awareness of the club, both to the public and the Model Engineering community/magazines 3. Look at possible running of the annual competitions 4. Club visits and rallies ALL members would have access to the Clubs facilities at anytime on days there is no public running/parties.

The committee believe that the Yaxley Camp holds the best potential long-term future. We hope that you agree. Any Questions?
