New private investment and innovation in the extra care housing market Omar Al-Hasso Managing Director of Henley Healthcare Homes omaralhasso@henleyhch.com www.henleyhch.com 1st May 2013 Introduction (me and HHH) Acknowledgement to Bruce Moore, CEO Hanover

New private investment is there and is interested in the sector Private equity Institutional investment Raising bonds Capital contributions Govt guarantees Grant funding (??) Debt (??) Land contributions Joint ventures The way it was (self contained within public sector) The way it is (collaboration with the private sector)

The demographic time bomb v budget cuts v under supply & increasing demand

Lots of good(?) “news” out there... Main stream news Trade new Specialist research All pointing to the same thing...

Time for change – in an already changing world (e. g Time for change – in an already changing world (e.g. Welfare reform and budget cuts)

Key message is... The public sector collaborating with the private sector There is appetite for long term, stable investment and at significant scale By working together there is opportunity for genuine long term partnerships between the private and public sector in delivering housing for vulnerable adults.

But it is all about... Different attitudes to risk Each side understanding the other’s pressures and risks (which are different) Meeting in the middle to understand consequences, risks v rewards of different strategies

Summary – There is appetite from the private sector to invest in scale in housing for vulnerable adults By working together all parties can be more streamlined and efficient It is about each side understanding the other’s needs and requirements In any collaboration it is about managing expectations Finally it is about delivery in a timely fashion

After all we are all working together to achieve the same objectives.
