Project Summary Property location – Northwest corner of East Washington Boulevard & North Hill Avenue Building is a locally significant, intact example of a 1920’s-era two-story vernacular masonry mixed-use building, designed by architect B. Gregg Horton Application for landmark designation submitted by Bridgid Fennell Owners, Robert & Carolyn Spencer are opposed to designation HPC recommended approval of the designation at its May 7, 2012 meeting

Recommendation & Effects Staff recommendation: Postpone consideration of landmark designation until January, 2013 when it is anticipated that there will be a new property owner Effects of landmark designation: Future protection of exterior features from inappropriate alteration or demolition Eligible to apply for Historic Property Contract (Mills Act) Eligible to use State Historical Building Code Potential variances from current Zoning requirements
