Previous Information Rough estimates to add onto the current High School and remodel: $60 million Roughly 17 acres No additional room to expand Anticipated building will be over capacity in 15 years even with this addition No additional educationally sound additions can be added due to constraints of interior rooms, parking, access, etc.

Comparisons Mall Site Cost-prohibitive to acquire, renovate, create green space Greater acreage space is needed to have a site that would be expandable The Mall itself is 31.46 Acres Eliminate several strong and growing commercial sites

Comparisons Sartori Hospital The site is 17.63 acres The current structure would be cost prohibitive to remodel Similar to our current site it will be landlocked and expansion would not be likely Our current High School site is 16.98 acres

Where Will Growth Occur? Will development continue similar to current rates? What housing products will be built (SF, MF, smaller or larger)? Will families be able to afford the available housing stock? Is the economic outlook for the Cedar Falls community positive? The market and property owners’ desire to build guides the timing of development Other properties not shown might develop while some shown might not develop

Future Considerations Greenhill Road extension Future Development anticipated around this site Deeper collaborative opportunities with University of Northern Iowa Efficiency environmentally and also with potential co-use of parking lots and green spaces.
