SITE

Background The present site encompasses two non- residential planned developments (PD’s). Steeplechase Shopping Center (also referred to as the Jonesville Shopping Center) and the Jonesville Business Park. These were originally developed as a single PD but were split into different development entities. The present application seeks to recombine these.

Background The unified PD would encompass approximately 96 acres and would combine the Steeplechase Shopping Center with the Jonesville Business Park. Three outparcels (McDonald’s. Suntrust Bank and former Alachua County Fire/Rescue Station) are not included as part of this request.

Background The combined PD would operate under a single zoning master plan (ZMP) whose phasing schedule would now expire in 2024 (10 year window). Permitted square footage limits would be the combination of the two PD’s with no new uses beyond those already allowed.

Reason for Request Applicant wishes to build an additional retail structure that would have been split between two PD’s, making enforcement difficult. Staff recommended the combining of two PD’s as best option to achieve this so that any future development falls under a single development ZMP.

Staff Recommendation Staff finds the request consistent with the Alachua County Comprehensive Plan and Code. Recommendation is that the Commission hear the item and adopt the Resolution approving the request with the bases and amended conditions as noted in the staff report.
