NUMBER OF FLOORS: means the number of floors that are counted from the vertical section of a building at a point where the building has the most floors. BALCONY: means the passable projection area that is projected to the external side of a floor of a building. In order to be a balcony, it should have at least 2 sides free (not adjusted to walls of building) and has handrails. Balcony communicates with the interior of the projected floor via window-door. Balcony is used for sitting area and entertainment. GROUND FLOOR: means the lowest floor of a building, at the same level with ground. NOT basement. TOTAL AREA MEASURES: means the area measures of a piece. COVERED VERANDA: means covered passable area that is continuous with ground floor or floor, with at least 1 free side and has handrails. Veranda communicates with the interior of the projected floor via window-door and is used for sitting area and entertainment. HABITABLE ROOM: means the room that is constructed and formed to have a use as a living room/space or bedroom. It could include working room. Secondary spaces such as storage areas are excluded to this specification.

MEZZANINE: means any space that comes from horizontal separation within a ground floor room. The access to it, is within the room and it could be for secondary uses. Also mezzanine could projected beyond the ground floor room, above a covered parking area. The total area measures of a mezzanine should not be more than the room that has a mezzanine. (the balcony of a theatre or a cinema is considered as mezzanine.) BUILDING PLOT/GROUND: means a piece of land that came up after the land separation by the Town Planning Organization and according to the law. FLOOR: means the parts of a building after the building is divided horizontally to different yet same levels. COVER PERCENTAGES: means the total area measures of the real estate. ATTIC: means closed area with limited area measures and is situated to the upper part of a building and is covered by a tilted roof. Attic has as a floor, the highest horizontal level of the building and as a roof, the highest roof of the building. Attic has some conditions: -The medium internal height doesn't pass the 1.85m and the top height doesn’t pass the 2.40m. -It has limited natural ventilation and light -It goes harmonically with the rest of the building -It has secondary use

CONTINUOUS GROUND: is the finishing/top/final level of the ground that is attached with some elements of the building (such as the external walls and uncovered verandas). FORM FACTOR: means the total count of the covered area measures of the floor or floors. BASEMENT: means the lowest floor of the building, underneath the continuous line of the ground. SHADED/COVERED SPACE: means covered space which at least the half of it is open to an outdoor area. HEIGHT: the vertical distance that is counted from the down/lowest end of the external walls (that are attached to the ground) until the upper part of the upper foundation.

ATTIC 2 ND FLOOR ELECTROLOGICAL/ MECHANOLOGICAL EQUIPMENT FLOOR 1 ST FLOOR MEZZANINE GROUND FLOOR BASEMENT Floor is considered the part of a building that is divided from horizontal levels. From the floor number of a building, exceptions are the covered parking area, secondary spaces such as outside covered storage area with height 2.50m, the mezzanine, the covered floor with height 2.40m that has the electrical/ mechanical/ plumbing equipment, the basement and the attic.

The Town Planning Authorization could permit excess to the allowance height of the building for: - staircase area/room - elevator shaft - water tank / swimming pool - skylights / ventilation rooms - other electrical or mechanical installations

BALCONY NO BALCONY ROOM VERANDA Passable projection from the floor of the building with at least two free sides and also is a projection of the indoor space. It is used as a sitting area or for entertainment purposes.

BASEMENT SLAB CONTINUOUS GROUND BASEMENT BASEMENT FLOOR SEMI-THREE FLOOR BUILDING CONTINUOUS GROUND Basement is the floor of that: All of the floor is situated at least 1.20m under the level of the continuous ground line and the ceiling of it is situated 1.50m above the continuous ground line.

MAIN ROOM MEZZANINE OFFICE AREA MEASURES OF MEZZANINE = ½ OF AREA MEASURES OF MAIN ROOM MEZZANINE: means any space that comes from horizontal separation within a ground floor room. The access to it, is within the room and it could be for secondary uses. Also mezzanine could projected beyond the ground floor room, above a covered parking area. The total area measures of a mezzanine should not be more than the room that has a mezzanine. (the balcony of a theatre or a cinema is considered as mezzanine.)

It is allowed the usage of horizontal roof of secondary space in-between continuous residences. It is not allowed the creation of passable veranda in the distance of the 3m. RESIDENCE COVERED PARKING AREA

PERGOLA ESSENTIAL CONNECTION A = the buildings are having 6m distance between them – CORRECT B = the buildings are connected together with and essential construction – CORRECT Γ = the buildings are connected together with a light construction (not an essential connection) - WRONG

PAVEMENT FIELD LIMITS PUBLIC GREEN AREA ROAD NEIGHBOOR FIELD FIELD LIMITS ABOVE BUILDING BASEMENT ABOVE BUILDING BASEMENT

HABITABLE ROOM (not secondary room) height not lower than 2.60m HABITABLE ROOM WITH TILTED ROOF: the minimum height shouldn’t be lower than 1.80m and the medium height of the space not lower than 2.60m.

Habitable room measurements: not smaller than 2.45m (length or width) not smaller than 2.60m (height) For better natural light and ventilation of a habitable room, the minimum measurements of an opening shouldn’t be less than the 10% of the total area measurements of the room. E1 > 10% E2
