2 DAP Components Downtown Area Plan PC reviewed May 2011 Requested revisions to PC in September DAP and Measure R provide the basis for Mixed Use-Downtown (MU-D) zoning

3 DAP Components Streets & Open Space Improvement Plan (SOSIP) Reviewed by several commissions Provides the basis for an Impact Fee (SOSIF) Fee not yet determined: Nexus Study, Financing Plan, & Development Feasibility Report for future review MU-D zoning provides bridge for Impact Fee and open space in-lieu fee to implement SOSIP

4 DAP Components Parking & Transportation Demand Management Report presented to TC & PC in May 2010 Provides basis for including TDM requirements, including parking in-lieu fee, in MU-D zoning TC reviewed draft zoning in May 2011 Draft zoning to be presented to PC tonight PTDM Programs to TC, Fall 2011
