K-3 Modular Classrooms Constructed with Cross Laminated Timber REQUEST FOR QUALIFICATIONS FOR Design-Build Services Project No. 2016-743 Project No. 2016-754

K-3 Modular Classrooms (91000437) Give DES the authorization to expedite the construction of (20) K-3 Classrooms on five different School District sites. With Two Separate Design Build Teams Western Washington Seattle School District Mount Vernon School District Sequim School District Eastern Washington Wapato School District Toppenish School District Four Classrooms to each district State Building Construction Account-State $ $5,500,000. Total funding 2016 Supplemental Budget Section 1022

Kindergarten - 3 rd grade Classrooms Standard Classroom is approx. 900 sq. ft. Restroom included or adjacent to classrooms Survey & Utilities are part of each site project Site specific issues addressed in each location ADA accessible Must use Cross Laminated Timber Modular Classrooms

Why - Cross Laminated Timber ? A cross-laminated timber is a method of construction that uses timber to form load-bearing solid timber wall, floor and roof panels. These are Modular Construction Panels. Structural openings, such as doors and windows, are incorporated within the panels at the manufacturing plant. In many cases only insulation and cladding is added to the external face to achieve high standards of thermal performance. Modular Panels are up to 40’x10’

The key advantages of CLT modular wood construction: Wood stores and sequesters carbon, keeping it out of the atmosphere By replacing structural concrete, masonry or steel with wood we use less fossil fuel to manufacture Wood is a renewable, manageable natural resource CLT has as inherent high standard of airtightness Construction with CLT is quick, efficient and precise Why - Cross Laminated Timber ?

Construction time is very fast - services can be installed and finishes applied whilst panel installation continues. Higher tolerances achievable through prefabrication Relatively light weight of panels allows reduction in the size of foundations & footings Avoidance of noise and dusts associated with traditional construction Why - Cross Laminated Timber ?

Airtightness is easily achievable Thermal bridging is very much reduced or eliminated entirely Prefabrication of panels reduces the quantity of waste associated with onsite fabrication 'Dry' construction prevents moisture from being admitted into the building Exact dimensions can be provided for custom / non- standard window and door openings, openings can be done in the manufacturing plant prior to shipping Requires only limited site skills Why - Cross Laminated Timber ?

Regional suppliers in British Columbia and Oregon, soon to be in Montana. The State of Washington in the future! Cross Laminated Timber
