Pier and Spandrel construction, exterior walls are not load bearing Domestic Architecture is a different story: Complex eclecticism of the Victorian Buildings is gradually replaced by several alternatives: Craftsman style homes that were conspicuously lacking in molded decorative elements: not created in imitation of earlier forms. Emphasized the appearance of craftsmanship, and less formal home life. A plethora of architectural styles whose details reflected associative values with earlier architectural styles. Different regions had different degrees of enthusiasm for various revival styles. Domestic architecture is also responding or incorporating new technology, once thought a luxury, but now seen as essential. –Running Water –Lights –Sewer Municipalities endeavored to meet the needs of citizens by enforcing new rules for building, including codes for fire and safety, setbacks, licensing of contractors.

Meanwhile government buildings Meanwhile, there continues to be relevant for the enduring forms of construction. Review Neo- Classical Revival, what types of clients for this architecture: Government Public Services

What drives urban commercial architecture? The increasing value of city property pushes new developments in tall buildings. Art Deco—a modernist approach to decorative detailing with chevrons, set-backs and a new pallet of colors Arts Moderne—a decorative detailing with emphasis on aerodynamic and curving lines in imitation of the design of machines for flight. The American ideas of how to build that were absorbed by European architects and engineers, return to the United States, in the International Style—a rejection of the past and the decorative detailing of the Renaissance, classicism and Gothic details.

Post World War II The Post World War II period saw the International Style firmly in control of tall buildings. But the demand for innovation by clients, and the development of new materials, created designs that emphasized form and materials, but were also reflective or refractive of the philosophical basis of International Style. What are these: Screen Mirror Geometric Brutalism Hi-Tech forms Ultimately the heaviness of International philosophies erodes and there is a new introduction of detail for decorative purposes, the return to referential architecture is not direct, but involves suggestion and almost always ironic, or sardonic uses of the past decorative elements.

Post World War II - Domestic In domestic architecture, the automobile, and the increasing design to use standard manufacturing size materials created new building forms in the post World War II period. What makes something a ranch style house? The tract home emphasized affordability. Totally cleared building lots and the square footage of houses increases through the end of the century. Where price was supreme for private residences, the mobile home (or manufactured house) becomes an important alternative. What limits the mobile home? The increasing standards of living have brought back a desire for larger, more decorative designs. Often these over scaled buildings are suburban forms that are brought into municipal areas where they are out of scale.
