10 Selling new Construction
• You need to know the constructions communities. Know a salesperson & have their cell number. • Visit new home communities every few months and stay up on brand new ones in the marketplace. If you don’t know them, your customers will go there without you. • Call or text ahead of your visit to make an appointment with a CR (Community Rep/Agent). New construction home communities are busy places these days! • You must register buyers before their first visit, usually in person. Get a copy of the commission agreement/registration. • Stay abreast of inventory homes which are new homes that can be instantly available. • Let your buyer know that there is no extra cost to them if they are registered with you. Two for the price of one. • When visiting a new home community, the community salesperson is the salesperson. Listen with your buyer and learn the community.

11 Selling new Construction
• It is not quick visit when you stop at a new home community. Allow at least an hour or two… and more if there is interest from your buyer. • Once your buyer decides to buy , the new construction sales person writes the new construction contract. • There is typically no negotiation room in a ‘made to order’ home, but there may possible be some wiggle room in a spec home. • Suggest that your buyer take videos or pictures of models and amenities to refer to later, especially if your are looking at a few communities in one day. • Let your buyers know that they can come back without you after they are registered with you, although if possible you will want to be there with them/ • Monitor progress & if buyer is remote, offer to take photos of the building process, Make a book with the Simple Prints app as a closing gift.
