The Council was established in 2001 by CABA to specifically review opportunities, take strategic action and monitor initiatives that relate to integrated systems and automation in the large building sector. The Council's projects promote the next generation of intelligent building technologies and incorporates a holistic approach that optimizes building performance and savings. 2

Background and Objectives
CABA and its members have expressed a renewed Industry focus on how buildings can: Improve organizational productivity Contribute to increasing the ROI of building systems Tenants in a competitive real-estate environments are looking for green, sustainable, comfortable and healthy buildings In 2014, NRC and CABA collaborated on a White Paper Improving Org. Prod. with Building Automated Systems Established a framework for quantifying and valuing benefits of an enhanced BAS on Org. Prod.

Followed by a CABA Boutique Research Project Improving Org. Prod. with Building Automated Systems: Phase 1 was completed by NRC in April 2017 Project reviewed published work in engineering, psychology, business, public health, etc. Results demonstrated better building strategies having positive effects on multiple org. prod. metrics, comparable in size to other corporate strategies that lack environmental benefits: Absenteeism/ Employee turnover intent/ Self-assessed performance/ Job satisfaction/ Health, etc.

In parallel, NRC in 2015 investigated data from large Canadian bank, combining HR and RE data Results showed green-certified buildings were occupied by more satisfied employees than matched conventional buildings Two projects – CABA Phase 1 and the bank project showed potential for better buildings to improve Org. Prod. Results are general, not specific, not providing guidance on technologies, design approaches or operational practices as it relates to benefits and ROI

NRC has refined its approach to pursue work in three tracks in parallel instead of its original plan of sequential phases Taken together, these tracks will provide evidence that specific energy retrofits can result in improved Org. Prod. as well as reduced for O & M The tracks include: 1) Field investigation of retrofit benefits 2) Demonstration of retrofit benefits with archival data (this prospectus) 3) Laboratory prequalification of proposed retrofits

Proposal Objective: Track 2 will leverage archival data from partner organizations to evaluate the effect of various intelligent building technologies and operations on multiple org. prod. Metrics Results will enable decision makers to value strategic investments in specific building technologies

Work Plan The work under Track 2 will compromise two stages:
Acquisition of relevant anonymized RE and HR data from one or more partner organizations Analysis of these data to quantify how investments in building technologies affect org. prod. form a steering committee to shape research decisions have the opportunity to review draft documents, and provide comments prior to delivery of final versions Detailed report PowerPoint slide deck Version of final report edited for submission to a scientific journal

Proposed Budget Cost to become a funder is $15K
In addition, this project will require data to be donated by one or more organizations. The cost of preparing the data in a format suitable to protect privacy and to be ready for the NRC to analyze are expected to be in-kind costs borne by the donor organization Donor organization/s will be considered full project partners and will have a seat on the Steering Committee
