The “H13” zone signifies that no sensitive land uses may occupy that portion of the site without a record of site condition. That portion of the site in the “H13” has been environmentally reviewed and cleared for non-sensitive land uses. Site Plan Control Agreement application will also be submitted including a Geotechnical Report, Heritage Impact Assessment, Stormwater Management Report & Traffic Impact Study. C1-6 DC “H13” C1

8 1 & 25 Huron Street Proposed Zoning By-law Amendment Purpose and Effect To rezone the lands to permit the re-development of the land for two (2) commercial buildings. 1.Rezone that portion of the land in the “H13” C1 zone to a “H13” C1-Exception zone, and, 2.Rezone that portion of the land in the DC zone to a C1-Exception zone.  The Exception zone will modify technical provisions of the Zoning By-law.  This may include, but not be limited to, the following: Increase the max. exterior side yard setback (i.e. Side Launch Way), Reduce the width of the landscape space abutting a street, Reduce the requirement for delivery spaces from two (2) to one (1), and, Not to require building setbacks to the boundary of a H13 zone or the internal legal lot line.
