12 DESIGN CONCEPTS Shifting the massing to midline of the garage puts the 2-story height in the middle of the lot and reduces the height near the edges of the property. This allows allow less shade and more privacy to the neighbor and also distances the ADU from the side rear yard neighbors. The 2-story massing is located 10’-15’ from both rear and side property lines. Shifting the mass creates a 1-story on the side an allows for cover porches and decks on the other side of the garage structure. The stair is placed at the rear garage to allow the host yard to be larger and to create a front entry porch. The stair up to the entry unit is broken up with a lower deck level. The lower deck at a quarter level above ground creates the outdoor area for second floor living. Sliding glass doors with railings or panel brings the outdoors in without 2nd floor decks. The plan is not square but articulated in a T-form. This plan breaks the roof into smaller spans keeping massing short and within the 22’ height limit. The form creates breaks in the facades. .Kitchen/dining/living room are all one open room to contrast the tight space of the bathroom, hall and bedroom. .Openings are focused in two directions with the most set-back and the public rooms facing the host house and toward the host back yard. .The bedroom accommodates a queen sized bed. .Stock windows and doors will be used as much as possible. .Kitchen table double as kitchen work counter .We separated out the sink from bathroom for more use. Structural concepts: 2-story wall align between the two car garage bays giving us a good footing on shear wall. With a simple gable roof form or curved roof form we can use pre-fabricated trusses. .High windows bring in natural light from above on the two sides closest to the neighbors, creating more privacy. The pre-fabricated trusses becomes the header for the high window. Water will be collected on half the surface area of the roof and stored under the lower deck for irrigation purposes. The one story roof over the garage is open for photo voltaics. Placing them on a one story roof lessons the visual impact on the neighbors. The lower roof has enough area panels to supply electricity for the 500square foot ADU.
