Design stage I- Preliminary and Final Concept design This stage is subdivided into two phases (Phase I and 2) Standard services DESIGN STAGE I – PRELIMINARY DESIGN AND CONCEPT DESIGN PHASE I – PRELIMINARY PHASE FEES – 15% OF ETC(COMMITMENT) BRIEFING,APPRAISAL, PROGRAM DEFINITION. PHASE II- CONCEPT DESIGN FEES – 20% OF ETC PLANNING SPACES, IDENTIFICATION OF MATERIALS AND SERVICES NEEDED.

This is also divided into two phases (phases 3 and 4). NOTE: ETC- ESTIMATED TOTAL COST DESIGN STAGE II – DETAILED DESIGN AND PRODUCTION DRAWIGS PHASE III – DETAILED DESIGN FEES – 25% OF ETC DEVELOPMENT OF SITE PLAN,LOCATION OF SITE STRUCTURES, PLANNING APPROVALS PHASE II- CONSTRUCTION DOCS. This stage involves the pre-qualification of contractors, invitation to tender Construction Stage - Time charges rate are also used at this stage. This stage involves handing over to the contractor to commissioning. Post Construction Stage - This stage involves project hand over through the liability period up to the final account. This is also based on time charges.

Solving this problem The estimated project cost is N810m Since it is a new project, we therefore use of 4.75% of the estimated project cost 4.75% x N810m = N38.48m

The remuneration for pre contract services for repetitive work shall be full remuneration for the first building while subsequent repeats shall attract reduced fees. Additional services These are services outside the laid down scope of the prime consultant’s duties. In a departure from the 1996 document, the new Conditions of Engagement provide for the satisfaction of all parties to the Consultancy Agreement by ensuring adequate remuneration for the Architect.
