Detail brief from the design team including feasibility studies, cost reports, schemes for choice and consultations with planning and other relevant authorities Numerous factors such as site, costs, finance, timescale, operational factors to be taken into account Design brief from the design team

4 Appointment Employer’s first appointment would be
Architect(the project leader) Architect advise on the appointment of other consultants E & M engineer, structure engineer, quantities surveyor Selection of Consultants either by Open tender or fee bid Nomination

Who the employer is The services that are to be provided The conditions of appointment How fees are to be calculated, and payment terms Terms that will apply should the project change or not proceed

6 Preliminary Design (Sketch Scheme)
Preliminary responses to the brief Outline plans with preliminary architectural drawings Structural and E & M engineers provide their requirements for architect’s incorporation Schematic diagrams in each trade

7 Design Report Schematic diagrams and system description in each trade
Endorse by the client Detail design should be carried in accordance with the approved design report

9 Detail Design Put the sketch scheme into detail in accordance with the agreed design brief. E.g. Floor Layout Plan, elevations, site plan and etc. Design to meet the anticipated life-span Design to avoid early deterioration or costly maintenance Co-ordinate amongst each related trade Meet the budget Select the appropriate materials

12 Approximate Estimate Provide the architect with the order of magnitude of costs of the project Cost control through design and construction detail Architect and consultants modify their to suit the estimate and meet with employer’s requirement

13 Cost Plan Instrument or document which brings design and cost together at pre-tender stage The accuracy of the first cost plan will depend on when it is prepared

14 Cost Control Cost control should continue throughout the period of the contract Comparison should be made of the cost plan and the expenditure throughout each project stage This information is prepared by Quantity surveyor

15 Cash Flow Cash out forecast
Expenditure, e.g. payment to consultants, payment to contractors etc.

16 Nomination of Consultant, Contractor and Supplier
Consultant - through the appointment process Contractor - By tendering or nominated Supplier - By tendering or nominated
