Support Staff Recommendation We support staff’s recommendation and respectfully request approval of the CDPA with staff’s proposed conditions.

Letter from Judith Hummer All issues raised by Ms. Hummer in her May 8 letter to the Commission have been addressed by the City’s conditions of approval. Condition 9 requires employees to park on-site at all times or off-site with shuttles to/from the hotel after approval from the City. The shared parking program maintains 7 surplus spaces. Condition 13 requires delivery trucks to enter and exit from the loading dock in a forward-facing direction if feasible. Condition 8 requires a noise monitoring and mitigation plan

Letter from Judith Hummer The proposed pavilion will act as a sound barrier to the Niguel Shores neighborhood. The Commission approved the porte cochere and colonnade referenced by Ms. Hummer as part of the 2012 CDPA. The colonnade is an existing meeting room in the hotel to be remodeled. The areas highlighted in yellow by Ms. Hummer on Exhibit 2 of the staff report are existing underground utility easements.

Support Staff Recommendation Our project team is here today to help address questions and provide clarifications. We would like to reserve time at the end, as needed, for clarifications. We support staff’s recommendation and respectfully request a “yes” vote. Thank you
