The Coastal Commission approved our permit contingent on several conditions: Two conditions to deal with are a Final Plan and a CC&R’s Amendment. A CC&R’s Amendment draft has been prepared by our attorneys and is being reviewed by Board members. Questions about it will be sent back to our attorneys for finalization and then forwarded to the Coastal Commission for their approval. If the Coastal Commission approves, the homeowners will be asked to approve with a homeowner vote. It will require 21 “Yes” votes to pass; the Final Plan is being prepared now. The final plan will incorporate changes recommended by Ruvin Grutman and a third party consulting engineer. A survey will be performed and incorporated into the Final Plan. The hope is that the actual work will be performed next winter. Stairwell Windows/Decking/Walls: On February 24, 2012 a mold inspection was conducted in all five stairwells; all areas passed the mold inspection and we will now be able to repair the drywall and seal up the stairwells. After the windows were replaced, water leaks in the stucco were found. The Board has decided to use a product called Thorocoat 200 to waterproof the stucco. Duggan and Associates should be starting that job within the next few weeks. After the leaks have been stopped, the inside walls around the windows will be finished. Condo Care, who was given the job of redoing the landings in the stairwells, is still trying to get an acceptable finish for us to look at. Governing Documents Committee: The Committee has met twice now. There should be a report/summary concerning the proposed Restated Bylaws and CC&Rs presented at the next Board Meeting. Roofing Maintenance: The Board contracted with RSI Roofing to perform maintenance on the roofs, including replacing a section of the roof above 2, 6, & 16. This work was done last week. Docks: The wood decking on the two boat dock ramps has been replaced with Trex. This is the same plastic wood that is used on the rest of the docks. Landscaping: One of the Palm trees in the front parking lot has become diseased and will need to be removed in the near future for safety reasons. The Board is considering removal; however, a decision on replacement has not been reached.
