 Low Cost Housing is a new concept which deals with effective budgeting and following of techniques which help in reducing the cost construction through the use of locally available materials along with improved skills and technology without sacrificing the strength, performance and life of the structure. There is huge misconception that low cost housing is suitable for only sub standard works and they are constructed by utilizing cheap building materials of low quality. The fact is that Low cost housing is done by proper management of resources. Economy is also achieved by postponing finishing works or implementing them in phases.

 Two Rooms would be constructed. Its inner dia: 12 ft. and height of walls 5.5 ft. Thickness 9’’and Brick masonry with Mud.  Plaster work would done inner side and Pointing will outer sides.  Main timber elements 12ft in length and 3’’ dia for Circular / 3’’x’3’’ thick for Rectangular and main distribution timber elements 2 ft in length and 3’’x3’’ thick would be used in construction of Rooms.  Wooden block 1.5 ft in dia and 18’’ thick would be used for fixing main timber.  Straw would be used in roof covering.  Platform having size 25’ x 8’ would be provided beyond the Rooms.

 Total Cost for one unit is Rs: 60,000/-  Cement  Sand  Clay  Bricks  Door (Timber)  Window (Timber)  Main Timber elements used in roof 12 ft length (3'' dia or 3'' x3'')  Supporting wooden Main Timber 1 ft length (3'' x 3'')  Distribution Timber elements used in roof 2 ft in length (2'' x 1'')  Wooden Block elements ( 1.5 ft dia and 18'' thick) for fixing main timber  Iron Nails ( sizes 1'', 2'',3'', 4'' and 6'' etc)  Straw for roofing /Khip  Sign Board

 During MIP all those steps will be followed.  Priority should be given to large villages.  You should try for Cluster if not than you can go for individual.  Should be given those who have score b/w (0-11) under PSC results.  Priority will be given those who has no shelter weather he has score 11 in comparison with other, (i-e:- if any one has the score of 5 he wants that LCH But he has the proper residence you can not give the priority to that).  Community /VO should have account in a Bank.  Taluka and Unit Incharge should verify the need from the VO/Community.  Need Based resolution will forward to district office for approval and then concerned Field Engineer will do Technical Survey.
