Lecture title: The FM roles in Design and Fit Out. Lecture number 4 Lecture title: The FM roles in Design and Fit Out.

In this session… In this session we will consider, ‘how a workplace is designed’.

Learning outcomes At the end of this session you should be able to: The learning outcomes of this session 1. Analyse knowledge and information management on space allocation in offices and buildings. 3. Develop a strategy for space allocation in offices and buildings.

What does a space plan look like?

Client Requirements Examples of general client requirements in office buildings are: Occupation density 1 person per 10 to 15m2 Useable floor area :Total area 80 to 90% typically Floor to floor zone 3.6 to 4.2m Floor to ceiling zone 2.7 to 3m typically Imposed loading 2.5 to 5kN/m2 Fire resistance 30 to 120 minutes. Introduction

Design &FM The role of FM at this stage should be significant as they will be running the facility once it becomes operational.

Why Design? There are 4 key factors that require the need for new facilities: 1/ Acquisitions & Mergers; 2/ Expansion in staff; 3/ New locations; and 4/ Consolidation.

Design Brief?

FM Design Brief?

Designing Functionality Aesthetics of the building. How? Insulation to the building fabric Ease of access to repair Shape – can affect usable area and heating Standard Fittings Robustness Whole Life Costing

Designing Waste Minimisation Efficient use of materials by using std sizes. Pre-fabricated/pre-assembled Lower embedded energy

Designing in Efficient Building Utilisation Fit for purpose. Flexible. Adaptability. Operating Systems.

Designing in Environmental Practices Lakes Plants Waste Management Transport Plans

Designing in Business Planning Less design changes Creating a space that meets the business’s needs (changes in working patterns)

Designing in Technology CAFM Intelligent Buildings BMS BIM

Summary The cost of corporate property is the second highest corporate expense after payroll. Understanding organisations and their space requirements can significantly reduce costs and increase productivity. What role should an FM play in a design team?

Next session In next week’s lecture we will consider and discuss: Ergonomics
