Building Information Management (BIM) A new way of working Ivor Barbrook Head of Design Delivery and BIM Implementation 1

Building Information Management (BIM) BIM is a digital representation of physical and functional characteristics of a facility. A BIM is a shared knowledge resource for information about a facility forming a reliable basis for decisions during its life cycle; defined as existing from earliest concept design to destruction (National BIM Standard – United States) 2

What are the BIM levels? By 2016 3

Can BIM give a save of 20% ? 5% 15% Build it twice, once in the model the first time right on site Use the model to establish effective end user utilisation, maintenance and decommissioning So BIM can save 20% if it starts right at the beginning and if whole life cost considerations are taken into account 4

What are the BIM dimensions? 2D: Traditional 2D drawings. 3D: Using three dimensional computer graphics to develop a mathematical representation of how the project fits together within itself and in its environment. The common computer software (platforms) used are Autodesk, Bentley and Tecla. 4D: Combines three dimensional modelling with schedules of how a construction project can be built i.e. time. Therefore 4D = 3D + time. 5D: Links the four dimensional model and allows the project to estimate cost of quantities and track change during the construction process through to completion. Therefore 5D = 3D + time + cost + change. 5

What are the BIM dimensions? 6D: The handover of the project Health and Safety File (with Operation and Maintenance Manual) to the client as a computer model. Therefore 6D = Construction Phase + Facility Management, using COBie data 6

What is BIM Level 2 Look like? 3D model structural elements/foundations in a detail design Identify clashes and resolve interface issues 4D programme/model for construction sequence visualisation 5D Earned value and change management derived from object data 7

What is BIM Level 2 Look like? 3D model structural elements/foundations in a detail design Identify clashes and resolve interface issues 4D programme/model for construction sequence visualisation 5D Earned value and change management derived from object data 9

What is BIM Level 2 Look like? 6D model used to manage H&S handover documentation Construction Operations Building Information Exchange (COBie) COBie - enter the data as it is created during design, construction, and commissioning. 10

What are our ambitions? It has to be more than drawing 3D models …… It is about: Everyone working collaboratively together – at the same time – quickly and accurately – using a single source of truth Using technology in a new way of working Working collaboratively with the supply chain and designers using a federated model to efficiently exchange information Using data rich objects that can be interfaced with software systems used by estimators, planners, designers, project managers, supply chain, employers and end user. Partnering with the Employer to deliver a cost effective product backed with COBie data for maintenance 11

What are our ambitions? What is it not about: Employees, departments, group companies, subcontractors working on their own in a lonely BIM. 12

Fragmented BIM Point cloud surveys 13

Fragmented BIM Laser scanning 14

Fragmented BIM M&E Plant room layout 15

Fragmented BIM Ground Modelling – LSS, Autodesk 3D Civil ……. 16

What is the value of BIM? Return for investment in three workflows Improvement in Work Winning i.e. planning, estimating, M&E, Formwork, Design, Business Development and Buying Improvement in Operations i.e. project data and records (EDRMS) Improvement in Engineering i.e. Design, Formwork, M&E and permanent works design 20

Can we opt out? 21

What is this new way of working? We are not in a relay race, passing the batten onto the next team mate We are an instrument in a orchestra, collaboratively working with other instruments to meet the requirements of the musical score in a process managed by the BIM conductor. The problem is that we don’t have all the pages of music and we need to improvise and record what we have don, pick the best outcome and hand it on for others to play And we have all got to think in a wider context than the sound of our own instroment.

We are using BIM to manage this project! What does that mean? It’s like saying we are going to have a home! what does it mean? what is its value? Design BIM from the outset 23

What are the issues? Hardware and software: Upgrade of PCs Upgrade of central and local servers Data transfer and backup Working in the cloud Moving from 2D software to 3D software Which platform do you base the business process on? How can we manage confederation of platforms? We all have fire walls – where can we share data? Conversion of BIM model from one platform to another 24

What are the issues? Training and systems: Moving from 2D to 3D New way of working to get outputs Mapping information flows There is not a single or complete solution All stakeholders need to get value out of BIM tools How much enriched data do we invest in the model? How do we make this an inclusive process – not everyone can deliver 3D How do we feed the business process if the employer is not working in 3D 25

What are the issues? We need a plan! A BIM Execution Plan 26

How do we make this work? We need a plan! A BIM Execution Plan 27
