1. Design / Brief The client have the first meeting with his adviser. The advisor help the client with deciding: 1. What to build 2. How many m² 3. Come with a idea, about the look of the building The client shall approve the materials before the advisor continue. 2. Outline Proposal After the client have approved the Brief, the advisor start making sketch on the project. In the end of the phase the advisor should present the following for the client: 1. Sketching of the building (3D model) 2. A rough estimate on the price 3. A timetable for the phases The client shall approve the materials before the advisor continue to the Scheme Design Proposal. 3. Scheme Design Proposal After the client have approved the Outline Proposal the advisor start making precise drawings of the building. The SDP are the phase were all the decisions about the size, the height, the arrangement should been present on drawings, sow the client can approve the project. In the end of the phase the advisor should present the following for the client: 1. Drawings of the building (3D model), (plans, elevations, sections) 2. A more precise estimate on the price of the building 3. A updated timetable for the phases The client shall approve the materials before the advisor continue to the Detail Design 1. 4. Detail Design 1 After the client have approved the SDP the advisor start making drawings for the Local Authority. The Local Authority want to have some information's before they will approve the project, so the adviser shall make following materials before the end of DD1: 1. Precise drawings of the building (3D model) Site plan telling the location of the building on the plot Plan of each floor, telling the size of the building and each room Elevations of all facades Sections telling the height of building and each floor. 2. Static calculations, to prove the building is static OK. 3. Fire plan, where the adviser make sure the project fulfill the demands concerning fire. The Local Authorities shall approve the materials before the advisor continue to the Detail Design 1. 5. Detail Design 2 After the Local Authorities have approved the DD1 the advisor start making drawings for Tender. The Tender material is the material the contractor shall use to build after: So all there has to be many details and descriptions, describe the building the Client want. 1. Precise drawings of the building (3D model) Plan, sections, elevations, details 2. Descriptions describing precise what materials there has to be used in the building 3. Bidlist telling what prices the Client want. 4. Timetable showing the schedule of the execution of the building. The DD2 material shall be send to a number of Contractors there will give a price on the project. 6. Tender The Client send the Tender materials to a number of Contractors, who will quote on the project. Each Contractors calculate price on the building, according to the drawings and descriptions, and handle in the price to the Client, and handle in the price to the Client. 7. Execution / construction If the Contractor win the Tender, he now has to start on the building site, and: 1. Make a planning of the project. 2. Take out exact quantity for the project, and order it at a supplier. 3. Look at the manning, to make sure he got the right people to do the job. 4. Making quality assurance on the project. 8. Operation and Maintenance When the building, is finished and the contractor have handled it in to the Client, the project is finished. Now the Client should take care of the Operation and Maintenance of the building, to make sure the building will look god and last for many years.
