4 Objectives After completing this course, you will be able to Define “what is green?” Understand key aspects of green as it applies to residential real estate. Define how to recognize, analyze and account for green features in your appraisal reports.

5 Key Factors Some key factors in whether or not a building is “green” include: – Design – Energy efficiency – Materials – Lifestyle choices – Goals – Sustainability

6 Key Factors (con’t) In the context of green building: Design is how it functions to enhance the overall efficiency and livability of the house. Energy efficiency are the systems and appliances that provide the most output for the least cost. Building envelope is the entire building, from basement to roof.

7 Key Factors (con’t) Lifestyle Lifestyle choices are part of being green. – A house near a bike path or public transportation. Carbon footprint is the total set of greenhouse gas (GHG) emissions caused by an organization, event, product, or person."[Source: Wikipedia]

8 Key Factors (con’t) Goals and sustainability Sustainability is using today’s resources wisely so as to not deplete them for future generations. VOC’s “off gas” producing irritants and fumes.

9 Buyer Motivation “Green” buyer motivation is often fueled by: - Saving money - Better health - Saving the planet

10 NAR Survey The 2011 NAR Survey of Home Buyers and Sellers revealed: that the average anticipated tenure in a single family home purchased in 2011 was 10 years. – The longer the buyer anticipates being in the home, the more he is interested in saving money over the long haul.

11 NAR Survey (con’t) Thus, the purchase of a home with green energy efficient items, might be more appealing due to the savings opportunities and buyers may be interested in staying longer, to get a better return on their investment.

12 Real Estate Values How do green features impact real estate values? – Green features must be investigated and reported on by the appraiser in determining value. – Appraisers who often claim they “can’t make adjustments” for green features are actually already adjusting for things in older homes like replacement windows or newer furnaces.

13 Appraisers and Green Customer interest in green is growing. Both the USGBC and the NAHB report that implementation of “green” requirements have become part of standard building code in many areas.
