Major factors which affect pricing of doors  Frames  Doors  Hardware

Frames Door frames are part of the door assembly that is fixed to the partition or the wall. It trims the opening and provides anchor point for the door hinges. There are different types of door frames, from liners with planted stops, grooved jambs and split jambs, door sets

Frames Section showing how the door and frame work

Cost affecting door frames  Standard door sizes/ custom frame sizes  Hardwood frames/metal frames  Additional sidelights/borrowed lights  Standard depth of liner/custom liners  Type of wall the frames are being installed in These factors affect both the material and labour costs

Types of doors  Unrated doors  Single  Double  Exterior  Fire rated doors  Sound rated doors

Types of unrated doors Matchboard doors – mainly used for gates or sheds. They are constructed of timber boards which are ledged and braced together

Types of unrated doors Panelled doors – These are constructed of a solid timber rails and stiles with lighter timber panels ie ply fixed in between the framing

Types of unrated doors Glazed doors. These are similar to panel doors but the timber lining is replace with glazing. The glazing needs to be safety glass and glazing beads are used to secure the glass.

Types of unrated doors Flush doors. These are constructed with a sheet of plywood/hardboard fixed over the frame of the door. These are also known as hollow core doors and are used predominately for internal doors.

Cost affecting doors  Standard door sizes/custom built doors  Hardwood/metal doors  Additional mouldings added  These factors affect both labour and material costs.

Fire rated doors  Can either be smoke doors or fire doors, both are specialist items and need to be priced by a specialist supplier Sound rated doors  Price of the door depends on the STC rating required. Again these are a specialist item and need to be priced by a specialist supplier

Hardware includes  All moving parts such as hinges, latching mechanism  Trims, kick plates, striking plates  Final appearance of the door

 When estimating you must allow for at least 3 pair of hinges and latching mechanism  More complex doors will require more hardware. These will be shown on door schedules and hardware schedules  Hardware quality is also an important factor when pricing the door assembly.

 Labour constants for doors  Allowance includes for fixing and hanging a single door on standard hinges  40mm standard door 1.00hr/door  44mm panelled door 1.25 hr/door  50mm solid core door 1.40 hr/door

 Labour constants for frames  Measured in metres  38mm thick (linings and stops) 0.22 hr/m  38mm thick (frame and stops) 0.24 hr/m  50mm thick (frame and stops) 0.25 hr/m  50mm thick (frame and stops) 0.26 hr/m

 Labour constants for hardware  Measured number  Rim latch 0.75 hr each  Mortice deadlock 0.75 hr each  Padlock, hasp and staple 0.40 hr each  WC indicator bolt 1.00 hr each  Level handles 0.40 hr/pr  Escutcheon 0.15 hr each  Numerals 0.10 hr each

Types of windows  Timber Fixed Casement Sash  Aluminium  UPVC

Fixed window Casement window Sash window

Costs affecting timber windows  Size of opening  Type of timber used  Hardware requirements  Protection of windows The above factors affect both labour and materials

Both Aluminium and UPVC windows are priced by specialist companies. Quotes need to be obtained from them for supply and install.
