2 Revitalization Plan 2011-2015 Goals Increase homeowner value by continuing to Invest in both infrastructure and curb appeal elements on an ongoing basis. Ongoing roofing replacement HVAC system upgrades/replacement Landscape, Xeriscape, and hardscape replacement Exterior building appearance (Painting & stucco repair)) Increase the focus on both energy and water conservation initiatives to reduce operating cost. Avoid the need for large special assessments & HOA fee increases by working on projects in stages Increase the number of Owner/Occupants by a minimum of 10 % during the plan period (2011-2015)

3 2011 Finalize and adopt a methodology for replacing the HVAC system and begin phase 1 of implementation (buildings J, K, L, M, N,O) Continue replacement of highest priority roofs (Bldg T-1,3, 5 Bldg Z-4,5,6,7) Develop a new security/camera recommendation. Continue wooden step replacement (Entrance 1 & 4) Re-line stream and falls at main entrance (Water conservation) Begin phase 1 of asphalt replacement at main entrance Replace selected retaining walls Repair/Recover Balcony Rooftops Dog Houses Resurface Swimming Pool Develop comprehensive /landscape plan. (water conservation)

5 2012 Continue replacement of highest priority roofs Continue wooden step replacement (Entrance 1 & 4) Replace selected retaining walls Replace selected sidewalk trip hazards Phase 1 entrance light replacement with photocell fixtures (Conserve electricity) Improve property drainage as needed. Install security cameras based on recommendation Begin Phase 1 landscape/xeriscape recommendation.

6 2013 Begin phase 2 of HVAC replacement strategy (Buildings P,Q,R,S G,H,I) Continue replacement of highest priority roofs (K- 4,5,L-1 H-2, 3, I-1,2) Begin Phase 2 asphalt replacement Entrance 1 (south and east of parking structure) Continue wooden step replacement (Entrance 1 & 4) Replace selected retaining walls Replace selected sidewalk trip hazards Begin phase 2 of landscape/xeriscape plan.

7 2014 Continue replacement of highest priority roofs (buildings O-1,3,5, C-2,3,5) Begin Phase 2 asphalt replacement Entrance 1 (south and east of parking structure) Replace selected retaining walls Begin PHASE 1 exterior painting (buildings A, B, C, AA, W, X, Y, Z) Begin phase 2 of landscape/xeriscape plan.
