9.02 Exterior Maintenance and Cleaning

2 Roof, Gutters, Downspouts
Check roof for leaves and twigs as they contribute excess moisture that can cause rot. Check metal and shingles roofs for scrapes by limbs that can damage during heavy winds and storms Check roofs every 6 months for loose shingles

3 Keep gutters and downspouts clear of anything that may block the proper flow of water off the roof
Check gutters after a heavy storm or heavy leaf fall If water cannot properly flow off the roof, it will backup into attic spaces and wall cavities, causing rot, mold, and termites

5 Exterior Walls Exterior walls can be wood, manufactured siding (fiberboard, or fiber cement siding), brick, vinyl siding, or stucco Wood siding must be monitored for rot and replaced as needed, must be painted or stained on regular basis to protect the house from sun, wind, rain

7 Manufactured siding needs to be washed and painted on a regular basis

8 Vinyl siding needs to be washed and checked for loose boards

9 If constructed of brick, check the mortar btw the bricks on a regular basis. “Pointing up” is the term for replacing the mortar

10 Stucco walls require washing to eliminate mold and mildew

11 ALL homes need to be checked for termites annually
ALL homes need to be checked for termites annually. Termites feed on wood especially wood that is holding water.

12 Window and Doors Need regular cleaning and check for rot
Need to be inspected to make sure they are properly caulked and sealed. Caulk prevents air leakage, which is a major cause of higher heating and cooling costs

13 Weather stripping should also be replaced as it wears out over time

14 Driveways, Patios, Porches, Decks
Driveways may be constructed of concrete, asphalt, brick, or many other materials. Check for cracks and deterioration Pressure washing keeps away the excess dirt and algae. Apply water sealants to repel moisture

16 Decks, porches, terraces should be checked for rot and damage.

17 Pressure wash, paint and stain as needed
Also check railings and stairs to make sure they are safe, secure, and not damaged
